A RESOLUTION GRANTING APPROVAL OF A TENTATIVE PLAN
FOR A LAND PARTITION

Recitals
1. Applicant has submitted an application for tentative
plan approval of a land partition an a 1.06-acre parcel located
on Hopkins Raad near Burrell Road.
2. On February 15, 1994, the Central Point Planning
Commission conducted a public hearing on the application, at
which time it reviewed the City staff reports and heard comments
an the application.
Naw, therefore;
BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF
CENTRAL POINT, OREGON, AS FOLLOWS:
Section 1.______Appraval Criteria. The requirements far
approval of land partitions and tentative plans are set Earth in
CPMC Chapters 16 and 17, relating to informational requirements
and lot areas, width and access.
Section 2. Findings...and._Conclusions. The Planning
Commission finds and determines as follows:
A. Tentative Plan Requirements. The application and
tentative plan are in the correct form and contain all of the
information required by CPMC Chapter 16.14.
B. Area and Width of Lots. This partitioning in an R-1-8
zone would create the following parcels:
Parcel 1 - approximately 16,468 square feet
Parcel 2 - approximately 8,034 square feet
Parcel 3 - approximately 16,068 square feet
A11 three parcels meet the minimum area (8,000 square feet)
and width (60 feet} requirements for lots contained in. CPMC
17.24.450, and all three lots meet the general requirements for
lots contained in CPMC 16.24.054.
Section 3. Conditional A royal. The application for
tentative plan for land partition herein is hereby approved,
subject to the following conditions imposed under authority of
CPMC 16.36:

Conditions
1. All structures shall have roof drains, area drains, and
crawl spaces with positive drainage away fram the structure and
drain lines connected to a curb drain ar an approved storm sewer.
Developer shall provide the necessary storm drainage improvements
and lot grading to assure that all streets, lots, and properties
drain properly. Developer shall submit a grading plan with the
construction drawings and construct all necessary grading and
drainage impravements.
2. No parking shall be allowed adjacent to the curb on
Hopkins Raad, so as to allow for use of the street width curb to
curb for vehicular traffic movement. If the applicant desires
parking on Hopkins Road, the street must be widened by 8 feet to
the south, at applicant's expense.
3. Accesses to Parcel 1 shall be the farthest distance on
the lnt away fram the intersection of Hopkins Road and Beall
Lane.
4. Each parcel shall be served by a water and sanitary
sewer service sized to meet the water and sewage usage
requirements of each lot. Applicant shall be responsible for all
cots associated with providing water and sewer service to these
parcels.
5. If the Public Works Director determines that it is
necessary in order to be consistent with Central Paint Public
Works Standards, then the applicant shall install, ar participate
in the installation af, at applicant's expense, a 9500 Lumen High
Pressure Sodium Vapor street light adjacent to the property at a
location approved by the Public Works Department.
