A RESOLUTION GRANTING APPROVAL OF A TENTATIVE PLAN
FOR SUBURBAN SUBI7TVISION

CENTRAL POINT A5 FOLLOW5:
Section 1. Nature of A lication. This is an application
for approval of a tentative plan far a 33-lot subdavasaan in an
R--3 district of Central Point, Oregon. The Planning Commission
reviewed the application and tentative plan at a public hearing
on December 21, 1993.
Section 2. Approval Crit~raa. The criteria for approval of
this application are found in CPMC Chapter 16, relating to
tentative plans and subdivisions, and in Chapter 17, relating to
zoning and lit saws.
Section 3. Findincxs and Conclusaans. The Planning
Commission finds and determines as follows:
A. Tentative Plan Requirements. The application and
tentative plan herein are an the correct farm and contain all of
the information required for the same under CPMC Chapter 16.10.
B. Area and width of Lats. The application is for approval
of a 33-lot subdivision in an R-3 district. The subdivision has
lots ranging ixa area from 6,825 square feet to 7,728 square feet,
which area sizes satisfy the R-3 district lot size requirements
of 6,000 square feet for anterior lots and 7,000 for corner lots
found in CPMC 17.28.050. The minimum width requirements of CPMC
17.28.D5D are also met, with interior lots at least 60 feet wide
and corner lots at least 70 feet wade.
C. Blocks and Streets. The tentative plan proposal for the
layout and dimensions of streets and blocks is in compliance with
the requirements of CPMC Chapter 16.20 regarding streets and CPMC
Chapter 16.24 regarding blocks.
Section 4. Candational Approval. The application far
tentative plan approval is hereby approved, subject to the
fallowing candatians imposed under authority of CPMC 16.10.090:

Conditions
1. All structures shall have roof drains, area drains, and
crawl spaces with positive drainage away from the structure and
drain lines connected to a curb drain, ar an approved storm
sewer. Developer shall provide the necessary storm drainage
improvements and lot grading to assure that all streets, lots,
and all properties will drain properly. Developer shall submit a
grading plan with the construction drawings and perform such
grading and drainage improvements which satisfies this drainage
condition leaving only minor grading required for each lot during
construction of structure.
2. City's engineer shall, at the cast of the developer,
evaluate the strength of the native soils and determine the
street section design in accordance with the Public Works Design
Standards. The design shall incorporate the following traffic

3. The construction drawings for this tentative plan shall
include a Street Lighting Plan and a Traffic Control Plan in
accordance with the requirements of the City of Central Point
Public Works Department. Developer shall pay far all costs
associated with the design and installation of the improvements
specified in these plans.
4. Developer's engineer shall design the water system to
serve the development of this tract and any future development
served by the extension of the water system installed as part of
this development.
5. The construction drawings shall indicate type, size and
location of water mains and fire hydrants in accordance with the
City's Public Works Standards and the recommendation of the
City's Fire Chief.
5. Developer's engineer shall design the sewer system to
serve the development of this tract and any future development
served by the extension of the sewer system installed as part of
this development. Developer shall extend the proposed sewer in
Columbine Way along Columbine Way to the west, then south along
Countryside Drive and Primrose Drive. This improvement shall be
completed prior to paving Countryside Drive and Primrose Drive.

'1. Develaper shall construct an adequately sized storm
drainage system to provide for the runoff from the subdivision
property and from the streets and each lat. Develaper or his
engineer shall submit, at the time of plan submittal, a complete
set of drainage design calculations for this development,
including off--site drainage improvements.
8. Develaper shall construct an off-site storm drain or
drainage ditch through the property to the west of this
development. Developer shall obtain, and provide the City with
evidence af, easements to perform any off-site work.
