PLANNING COMMISSION RESOLUTION N0. 262 A RESOLUTION CONDITIONALLY APPROVING A SITE PLAN APPLICATION FOR A TWO-FAMILY DWELLING UNIT AT THE NORTHWEST CORNER OF EIGHTH AND MAPLE STREETS (Applicants: Kenneth and Annemarie 3angaard} (Southerly Portions of Lots 7 and 8 of Black 58, Original Town of Central Paint} $E IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF CENTRAL POINT, OREGON, AS FOLLOWS: Section 1. Nature of Application. This is an application for site plan approval for a duplex unit in an R-2 zone. The Planning Commission conducted a public hearing on such application an August i7, i993. Sect_an__2. Criteria Applicabl~,to„Decision. The following chapters of the Centrai Paint Municipal Cade are applicable to this application: (a) Chapter 17.24, Requirements far Residentiai, Two- Family District; (b) Chapter 17.60, General Regulations; (c} Chapter 17,64, Off-Street Parking and Loading: (d) Chapter 17.72, Site Plan, Landscaping and Construction Plan Approval. Section 3. Findings. 1. The proposai is far a two-family dwelling unit in an R-2 district, which is a permitted use. 2. The prnposed structure is 15 feet high, which is less than the 35 feet maximum, sa that the structure complies with the 35-foot standard. 3. The lot is approximately 7,700 square feet, and therefore meets the R-2 minimum lot size of 7,000 square feet for corner lots. 4. The proposed structure covers approximately 2,712 square feet, which amounts to 35$ of the lat. Maximum lot coverage in the R-2 district is 5©$, so that the site plan meets the standard. 1 - PLANNING COMMISSION RESOLUTION NO. 262 (083093) 5. The set-back requirements far this property are as follows: Front - 20 feet Side (Street) - 20 feet Side ( Interior ) -- 5 f eet Rear - 10 feet The plan meets these standards. &. The proposal complies with Chapter 17.60 regarding clear vision, projection from building, access, and similar requirements, 7. Developer sha11 saw cut and remove portions of the curb and gutter along North Eighth Street and install new driveways as designated on the site plan, according to the requirements of the Public Works Department. 2. Developer shall construct a new sidewalk adjacent to North Eighth Street according to the standards set forth in the Public Works Standards, and assume all costs associated with this condition, . 3, Developer shall provide City with the number and sire of water meters for this development. City will provide and install the water meters. Owner shall assume all casts associated with this condition. 4. Developer sha11 provide a set of drawings far the sanitary sewer system far review and approval by City prior to issuance of a building permit. 5. Developer shall provide City with a complete set of construction drawings for the storm drainage system to serve this property. 2 -- PLANNING COMMISSION RESOLUTION NO. 252 (p$3093) 6.
