PLANNING COMMISSION RESOLUTION NO. 260
A RESOLUTION GRANTING APPROVAL OF A TENTATIVE PLAN
FOR A LAND FARTITION

Recitals
3. Applicants have submitted an application far tentative
plan approval of a land partition on a 3..21.-acre parcel located
at 3435 Snowy Butte Lane.
2. On Aug+t~st 3 and August 17, 1993, the Central Point
Planning Commission conducted a public hearing on the
application, at which tune it reviewed the City Staff reports,
and heard testimony and comments on the application.
Now, therefore,
BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF
CENTRAL POINT, OREGON, AS FOLLOWS:
Section 3. Approval„ Criteria. The requirements for
approval of land partitions and tentative plans are set forth in
CPMC Chapters 36 and 37, relating to informational requirements
and lot area, width and access.
Section 2. Findin s and Conclusions. The Planning
Commission finds and determines as follows:
A, Tentative Plan Requreme3rxts. The application and
tentative plan are in the correct farm and contain all of the
information required by CPMC Chapter 36.30.
B. Area and Width of Lats. This partitioning in an R-1-6
gone would create the following parcels:
Parcel 1 - approximately 28,829 square feet
Parcel 2 - approximately 32,000 square feet
Parcel 3 - approximately 32,000 square feet
Parcel 3 meets the minimum area (6,000 square feet) and
width (64 feet) requirements for lots contained in CPMC
37.20.050, and all three iota meet the general requirements for
lots contained in CPMC 3.6.24.050. Parcels 2 and 3 meet the area
and width requirements for flag lots contained in CPMC 16.35.040.

C. Access to F___1_a_a Lot. CPMC 3.6.36.044 requires an access
of at least 24 feet on width, paged with cement ar asphaltic
surface, for all flag lots created by partition. The tentative
plan submitted herein provides for a 2fl-foot wade access serving
Parcels 2 and 3, which satisfies the City Code requirement.
Section 3. Conditional A roval. The application far
tentative plan far land partition herein is hereby approved,
subject to the fallowing conditions imposed under authority of
CPMC 1.6.3 6 ;
Conditions
1. The developer shall construct an adequately sized storm
drainage system to provide for existing runoff into the property,
and include sizing far runoff from each lot, and the private
access street. If the storm drain system will discharge to
Griffon Creek, then the developer sha11 obtain all permits from
agencies governing such work, which may include the City, Oregon
DEQ, Fish & Woldlife, and Division of Lands.
2. As a part of the construction of the improvements for
this tentative plan, the developer's engineer shall provide a
complete set of drainage calculations far sizing the storm
drainage system for this development. The developer shall cause
this infnrmatian to be submitted to the Public Works Department
at the time construction drawings for the subdivisoan are
submitted to the Public Works Department far permits far
construction of the storm dra~,nage improvements.
3. All roof drains, area drains, and crawl spaces shall
have positive drainage away from the structure, and shall be
connected to a curb drain, ar an approved storm sewer. Developer
shall provide the necessary storm drainage ~.mprovements to assure
that all streets, Tats, and all properties will drain properly as
stipulated above.
