Secta.axz 1. The Planning Commission finds a.nd determl.nes that
the final plat is in su}astant~.al conformance with tkze approved
tentative plan, all conditions placed thereon., and app].i.cable
ordinances and state law.
Section 7. Canstrur_tion of all required improvements has oat
been completed, but the applicant has agreed to enter ixatn a
Development Agreement, attached hereto, mar]~ed Exhibit "A", and by
th~.s reference i.nCOrporated here~_n, which agreet~ent satisfies the
.requirements of GPMG Chapter 1.6.36. Applicant has also provided
the City with satisfactory security for i.ts performance uz-zder the
Development Agreement, iu. the farm of a letter of credit.
Secti.an 3_. Approval. is k~ereby granted to the final plat
submitted herel_n for a 45--].at s~tzbdivision, subject to a].l
applicable conditions contaixzed in the tentative plan appraval, and
subject to appl3.cant's performance of all obligations caxataaned i~.
the Deve].opme~zt Agreement. The Chairman of the Planning Commission

of the City.

DEDICATION OF RIGHT OF WAY
KNOW ALL MEN BY THESE PRESENTS that George Gilman, being the owner
of the herein described property does hereby ded~.cate and create an
easement for pub~.ic ingress and egxess aver and across the
following described property:
Beginning at the end point on the centerline of GLENGROVE AVENUE as
shown on the final plat of GREEN PARK VILLAGE SUBDIVISION, UNIT NO.
4 to the City of Central Point, Jackson County, Oregon; thence
North 42 Ol' 34" West a distance of 43.30 feet to the center point
of a 50 fart radius circle, said circle being the (cul--de-sac)
easement area granted herein.
ALSO, beginning at the end point on the centerline of GATEPARK
DRIVE as shown on the final plat of GREEN PARK VILLAGE SUBDIVISION,
UNIT N0. 4 to the City of Central Point, Jackson County, Oregon;
thence South 75 31'02" West a distance of 43.30 feet to the center
point of a 50 foot radius circle, said circle being the
{cul-de-sac) easement area granted herein.
TI-iTS EASEMENT IS TEMPORARY AND IS EXTINGUISHED AND TERMINATED
AUTOMATICALLY UPON THE FILING OF A FINAL PLAT DESCRIBING THIS
AREA OR UPON THE CZTX EXTENTION OF EACH STREET.
