Section 1. Nature of A licati,gn. This i.s an application
for approval of a tentative plan for a 45-lot subdivision in an
R-1-6 district of Central. Pna_n.t, Oregon. The Planning Cammi ssian
reviewed the application anal tentative plan at a public hearing
an March 2, 1993.
Section 2. Approval, Crit~ri.a. The criterx.a far approval of
this application are found in CPMC Chapter 16, r_alating t:.o
tentative plans and subdivisions, and in Chapter 7_'7, relat~.ng to
zani.ng and lot sizes.

A. T~n.tati.ve Plan Requirements. Except for certain
information missing from the plan. submitted, which is addressed
in Section 4, in the conditions, the application and tentative
plan are in the correct form and contain all of the infarmat.ion
required for the same under CPMC Chapter 16. _l(3.
B. Area and Width of Lot. The application is for approval
of a 45-lot subdivision. in an R-1-6 distract, with lots ranging
in, size Pram 6,300 to 70,390 square feet, rahich area sizes
satisfy the R-1-6 lot site requirements far_ Tots, as set forth in
CPMC Ckzapter 17.20.05(1. The minimum width requirements of
17.20.050 are also met, with ixateri.or lots at least 60 feet. wide
and corner lots at least 70 feet wide.
C. Blocks anal Struts. The tentative plan proposal for the
layout anal dimensions of streets and blocks is in compliance with
the requirements of CPMC Chapter 1.6.2.0 regarding streets and CPMC
16.24 regarding blocks.
Section 4. Canditio~nal Apt~roval. The within application
for tentative plan appraval is hereby conditionally approved, so
long as the fallawi.ng conditions are met:
Conditions
1. The fallowing defici.enczes on the tentative plan shall
be remedied before submission of the final plat:

{a) Indicate the direction of flow of the storm
drainage ditch. clang the westerly portion caf the I-5 right-of-
way;
(b} Indicate the required zoning :i.nfarmati.on and tzae
of adjacent properties;
(c) Place all easements for sanitary sewer, water,
storm drainage, and other utilities;
(d} Place the size and all proposed locations of all
sanitary sewer, wate7~ and storm dra:l.nage systems; and
(d) Indicate the grade of all streets in '~lZ.e
subdivision.
2. Developer shall des:i.gz~ temporary turnarounds oxt C1enn
Grove Avenue adjacent to l.ats 154, 155, 156 and 1.57, and an Gate
Park Drive adjacent to lots 132, 133, 175 and 176. Such
temporary turnaround design shall be submi.tt.ed to the Public
Works Director for his approval prior to incorporation of such
des.i.gn into the final plat. Such designs shall be incorporated
into the caaastr_uction plans and specifications far the
subdivision.
3. A street lighting plan shall be included on the
construction drawings submitted to the City.
4. A traffic control plan shall be included as part. of the
final c.oz~strttction plan, and sha.J.l include traffic control
signing for the project. The Public Works Department will
install the J.mproVP.mentS, at Develaper_'s expense.
5. Ingress/egress access for lots 138, 170, 163 and 168
shall be from the farthest distance on the ].at away from the
~.ntersertians of Glean Grove / Gate Park Drive, and Glenn Grove
Queensgate Court.
6. A one-fact access corttrol strip shall be placed on the
final, pJ.at at the end of Glenn Grave Drive at approximately
station 9+15N, and on Gate Parr Drive at approximately station
5+25W.
7. An adequately sized storm drainage system shall be
constructed to provide for existing runoff izata the subdivision
property, and includes sizing for runoff from each lot, and all
streets within the subdivision.
8. Developer shall provide a complete set of drainage
calculations far sizing the storm drainage system. Developer
shall cause this x.nfarmatian to be subm~.tted to the Public Wants

9. All ranf drains, area drains, and crawlspaces shall. have
positive drainage away tram all structures, and shall be
connected to a cuz~b drain ar an approved storm sewer. Developer
shall prova.de the necessary storm drainage improvements to assure
tkzat. all lots will drain properly.
1.0. A sails engineer shall evaluate the strength of the
sail by a method approved by the Public Works Department to
determine the street section design. The City's engineer shall
be used, and developer shall pay the cnst of such engineer's
services. The fallowing design criteria shall be used:

11, An easement shall be provided to Bear Creek Valley
Sanitary Autkzarity (BCVSA) anal the City of Central. Paint to
obtain. access to the BCVSA easement located an the easterly
boundary of this subdivision. The width and location of the
easement shall be approved by both Bear Creek Valley Sanitary
Authority and the City nt Central Point prior to approval at the
final plat. All costs associated with obtaining and providing
said easement shall. be the respnns3.bilit.y of the developer.
