1. Automobile service stations and convenience markets are
permitted uses in the C-~ district.
2. .Maximum building height a.n the C-~ zone ~,s 60 feet _ The
proposed addition to the canopy i.s approximately ?_2 feet, which
:i.s within the standard.
3. The proposal meets the special. s,etbark of 60 feet Pram
the center line of East Pine Street, The existing canopy
structure is approximately 75 feet from such center line. In
additionz, the project. meets the side set.bacl~ requirements.
4. The pz~aposal meets the landscaping requirements of the
C--4. district. The frarzt. yard is already suitably landscaped.
5. The proposal provides for 14 off-street parking spar:e~;.
TtZe standaz°d in the C-4 district a.s one space for each 240 square
feet. of net floor area (excluding storage and other nnn-salon or
non-display az°eas), which would result in a minimum of $ aff-
street parking spaces. Such parking spaces will need to be
striped.
