A RESOLUTION DENYING A SITE PLAN
APPLICATION AT 3.00 OAK STREET

BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITX OF
CENTRAL POINT, OREGON, AS FOLLOWS:
Section 1. Nature of A_ppl.ication. This is an application
for site plan approval for an addition to the Oak Street Baptist
Church in an C-2 zone on a lot located at 100 Oak Street, Central
Point, Oregon. On February 16, i993, the Planning Commission
considered and reviewed said application.
Section 2. Criteria Applicable to Decision. The fallowing
chapters of the Central Point Municipal Code apply to this
application:
1. Chapter 3.7.36, Commercial-Professional District;
2. Chapter 17.60, General Regulations;
3. Chapter 3.7.54, Off-Street Parking and Loading; and
4. Chapter 3.7.72, Site Plan, Landscaping and Construction
Plan Approval.
Section 3. Findings.
1. The application is for the addition of a 3,120 square
foot structure to the existing church, which is located on a .18
acre site in the C-2 ~r.one. The proposed addition is a pre-
engineered steel building.
2. The present church is a Class A Non-Conforming Use in
the C-2 zone. The additional building would be an expansion of
the present church building, which expansion is allowable under
CPMC 17.56.060(2}, provided that s:~ch improvement is in
acr.ordance with all applicable codes in effect at the time of the
application.
3. The maximum building height is 35 feet in the C-2 zone.
The application does not specify the height of the proposed
building addition, and therefore fails to meet the standard.
4. The project meets the setbacks for the side {interior)
of zero feet and rear, for zero feet, but fails to meet the side
(abutting street) standard of five feet. The appla.catian shows a
setback of only three feet.
