RESOLUTION NO. 228
A RESOLUTION RECOMMENDING APPROVAL OF THE FINAL
SUBDIVISION PLAT FOR UNIT NO. I OF GREEN PARK VILLAGE,
(37 2W 12 Tax Lot 3100, 3400, 800-N, 808-N & 809-N)
WHEREAS, Michael T. and Louis F. Mahar filed an application
with the City for tentative subdivision plan approval far Unit
No. I of Green Park Village, on April 15, 1991, and
WHEREAS, on May 16, 1991, the Central Point City Council
adapted Resolution No. 581 granting tentative approval of said
tentative subdivision plat, and,
WHEREAS, on September 16, 1991, subdivider Michael T. Mahar
submitted an application far final subdivision plat approval for
Unit No. I of Green Park Village, and,
WHEREAS, if all the required subdivision improvements are not
completed by October 11, 1991, the applicant shah. be required to
bond for remaining improvements in accordance with Chapter 1b of
the Central Point Municipal Cade, and in a timely manner, so that
said bond is sufficiently reviewed and processed in time for the
October 17, 1991 City Council meeting, and,
WHEREAS, the Planning Commission of the City of Central Point
conducted a public meeting on October 1, 1991, during which the
Commission reviewed the City Staff Report, received testimony, and
being fully advised, now therefore,
BE IT RESOLVED that the Central Point Planning Commission
finds that the proposed final plan is substantially the same as the
tentative plan approved on May i6, 1991, and that the commission
hereby recommends approval of the final subdivision plat far Unit
No. I of Green Park Village, subject to the subdivider complying
with those conditions contained in this document and Exhibit A of
this document prior to signature of the plat.

The Final Plat has been reviewed in accordance with the conditions outlined in the
Tentative Plan. The following shall be completed prior to submitting this Final Plat to
the City Council for approval.
Green Park-Final Plat Report
September 23, 1997
1. Far West Avenue shall be changed to Green Park Drive.
2. Show the nne =1) foot street plugs on the Final Plat on both Green Park
Drive and Woodridge Drive.
3. Show the 15' Storm Drainage Easement which crosses the southwest
corner of Lot 6.
4. Show the 15' Sanitary Sewer Easement which crosses the northern
portian of Lot 1.
5. Payment of all costs incurred by the City during construction of and for
the approval of this Subdivision for the Tentative Plan, construction and
Final Plat phases.
6. The remaining construction to be completed on this project is the
construction of the Beall LanelMerriman Roads Portion.
7. if the portion of Beall LanelMerriman Road is nat completed by October
1 1, 1991, the Developer shall utilize a form of Assurance of Completion
as outlined in CPMC 16.12.070 and 16.12.OH0.
