RESOLUTION NO. 2()2
A RESOLUTION DETERMINING AN ACCESSORY USE TO A
SUPERMARKET (OFF-STREET PARKING FACILITY) TO BE SIMILAR
AND COMPATIBLE TO LAND USES WITHIN THE CITY'S DOWNTOWN
BUSINESS DISTRICT (C-3}
WHEREAS, Ray's Sentry Market, located at ~.~.6 East Pine,
further described as Tax Lats 600, 900, 1000, and 2200 of Jackson
County Assessor Map page 37 2W lOAA, is scheduled for a 12,000
square foot retail expansion, and,
WHEREAS, said expansion project is generally located with-
in two Commercial zoning districts: Commercial Professional (C-2)
and Downtown Business District (C-3), the latter of which does not
permit Supermarket use, and,
WHEREAS, the planned expansion project includes an off
street parking facility located primarily within that portion of
the site that is zoned C-3.
WHEREAS, the C-3 zone permits commercial parking lot use
and the City of Central Point Planning Director has requested a
determination that an off-street parking facility, as a planned
accessory use of Ray's Sentry Market, is similar and compatible to
commercial parking lots, and,
WHEREAS, the Planning Commission finds the following:
Section 1.
Off street parking facility, accessory to a
supermarket use, is not specifically named as a permitted use in
any zoning district chapters of the Zoning Title of the City Munici-
pal Cade.

Section 2. The expansion of Ray's Sentry Market and
assessory parking facility use was not anticipated or known in 1984
when Sectian 17.40 of the Central Point Municipal Code was codified.
Sectian 3. The assessory parking facility use is cnnsis-
tent with the general purpose of the C-3 zone in that it provides a
convenient and necessary service to the surrounding neighborhoods.
Sectian 4. The use has characteristics common to all
uses in the C-3 zone and is capable of operating in harmony with
said uses.
NOW, THEREFORE, BE TT RESOLVED BY THE CTTY OF CENTRAL
POTNT PLANNING COMMTSSTON that the assessory parking facility use
described above is similar and compatible to commercial parking lot
use and is therefore similar and compatible to other permitted uses
in the C-3 zone. A record of this similar and compatible determina-
tion shall be kept by the City as required by Central Paint Munici-~
pal Code Section 17.60.140.
