Whittle filed an application with the City for prei~.mi-- nary subdivision plat approval for Phase TV of Stonecree}~ No. 3 on January 2, 1990, and, WHEREAS, an January 18, 1990 the Central Point City Council adopted Resn- lution No. 536 granting tentative approval of said preliminary subdivision plat, and, WI-iEREAS, the Planning Cammiss~.on of the City of Central Point conducted a public meeting on May 1, 1990 during which the Cotr~mission reviewed the Gity staff report, and being fully advised, now therefore, BE TT RESOLVED, that the Central Point Planning Commission hereby recarn-~ mends approval of the final subdivision plat for Phase 4 of Stonecreek No. 3 provided that the conditions set forth in Exhibit A of this document are met by applicant Gary T. Whittle. Passed by the Planning Commission and signed by me in authentification of its passage this ~~ day of 1990. Blanchard - Public Works Director .~.~~ RE: Stonecreek -- Subdivision Na, 3, Phase 1rV Final Plat Approval The following items need to be completed by the developer prior to submitting to the City Gauncil for Final Plat Approval. ~, Storm drainage system shall be TV inspected to revie=~t line and grade. 2. Payment of the inspection and administration fee in the amount of $ 3. Payment of The Park Development Fee in the amount of $ f OOQ . UO 4. Submittal of the as-built drawings for the subdivision, and approved by the Public Works Department. 5, Two (2) 25 MPH signs to be installed by the City at location determined by the Public Works Department. ~, All street lights shall be installed on Snowy Butte !one Arid Joseph Street. 7. Need sign off of the utility installation for this subdivision on the as-builts by power, telephone, cable TV and gas companies. 8. A 1' access reserve strip shall be conveyed to the City of Central Paint at the south end of this subdivision as a part of the final plat. 9. If Stonecreek No. 3, Phase V is oat completed within the 6 month period from the preliminary plat approval, the developer may be required to install the temporary turn- around as mentioned in the subdivision agreement. 30. The ditch inlet type catchbasin will also be installed if the turn-around in item 9 above is required, ~1. The fire hydrant valve nut shall be opened and closed to assure proper operation, and to make sure the valve assembly is free from debris. 12, Complete lot finish grading so that all lots have positive drainage from the building footing area towards the street. ~3. Jack hammer out 7 feet in back of curb for Fuentes driveway and compact rock and pave to make curb tapers and throat match grade, l~. Move the barricade to a location to be approved by the Public Works director, 15. Completion of the non lien affidavit to verify that all payments have been made to contractors who have worked on this project within public right of way.
