A RESOLUTION RECOMMENDING APPROVAL OF THE PRELIMINARY AND FINAL SUBDIVISION PLATS FOR PHASE 4 OF THE MEADOWS PLA~iNED UNIT DEVELOPMENT WHEREAS, nn January 18, 799D the Central Point City Council adopted Reso- lution No. 537 granting approval of the Final Development Plan for Phase 4 of The Meadows Planned Unit Development, and, WHEREAS, Neil Schueneman has filed an application for preliminary subdivi- sion plat approval for Phase 4 of The Meadows Planned Unit Development, and, WHEREAS, the Planning Commission of the City of Central Point conducted a public meeting nn May 1, 1990 during which the Commission reviewed the City staff report and application materials and received any public comment, and being fully advised, now therefore, BE IT RESOLVED, that the Centra]. Point Planning Commission hereby recom- mends approval to the City Council of both the Preliminary Subdivision Plat and the Final Subdivision Plat far Phase 4 of The Meadows Planned Unit Development provided that the conditions set forth in Exhibit A of this document are met by the applicant. Blanchard - Public Works Director RE: The Meadows - Phase TV Final Plat Approval The following items m!!st be completed by the developer prier to t!^,~ submittal for approval of the final plat for this development; 1. TV inspection of the two storm sewer systems on Hopkins Road. 2. The developer sha11 pay the City for reimbursement of inspections and administrative cost -For the approval of this development. 3. Construction as-built shall be submitted to the City for the entire project, 4. Turn lane acceleration lanes, turn arrows, striping, markings and signing sha11 be installed on Hopkins Road and Freeman Road. ~. The street light shall be installed an Hopkins Road at the access to The t~€eadows IV. 6. Sidewalks shall be installed on Hopkins Road and Freeman Road as required in the plans by the developer. 7. Complete the paving of Hopkins Road and Freeman Road. • Prior to paving, crack sealing will be completed by the City and paid fflr by the developer, 8. A sign off is required by the ~:tility companies for all utility installations, and placed on the as--built drawings. This includes power, telephone, cable t.v. and gas. g. Test the backflow device, and approve its installation. 10.
