Scott has submitted an application for a minor land partition of a 1.54 acre parcel, located at 334 and 338 North Tenth Street {372W 2BC TL 1500), and WHEREAS the Planning Commission of the City of Central Point held a pub- lic meeting upon said applicati.an for minor land partition on February 6, 2980, pursuant to Central Point Municipal Code Section 1.24.020C, and having at said public meeting received and reviewed the City staff report and testimony, and being fully advised now therefore, BF, IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF CENTRAL POINT, OREGON, AS FOLLOWS: Section 1. Based upon the staff report, evidence, and record relating to said application, the Planning CbTilmiSSiOn hereby finds that said application meets the requirements for minor land partition, that said minor land partition as proposed is in compliance with the City's comprehensive plan and zoning code, and if the conditions set forth hereinafter are met, said application meets the City's requirements for minor land partition. Section 2. The Planning Commission hereby recommends approval of the minor sand partition submitted 'by Johnnie L. Scott, subject to the conditions set forth in Exhibit A, attached hereto, and by this reference expressly made a part of the within resolution. I~I:~NOR TsAND PARTITION Applicant: Johnnie Scott (37 2W 2BC Tax Lot 1500) 1. Priar to obtaining City building permits for any construction upon sub- ject property, applicant or assignee shall be required to construct five font wide sidewalk to City standards along the entire frontage of the property being partitioned. 2. Applicant or assignee shall provide an access of no less than twenty feet in width of paved surface which adequately serves all lots created under this minor land partition. 3. Pursuant to Chapter 11.08 of Central Point N3unicipal Code, applicant or assignee sha11 submit the appropriate application form to the City requesting the City to make a just and equitable segregatian of the assessment far the lots being created by the minox land partition. 4. Applicant or assignee shall enter into a defezred improvement agreement consenting to inclusion in any future local improvement districts for storm drainage, streetlights, curbs, gutters, or street improvements, or any combination of the same on 10th Street further agreeing not to remonstrate against any such improvements, and providing that the same shall be recorded in the Jackson County L1eed Records and shall be binding upon applicant`s heirs, successors, or assigns and shall run with the land hereinabove described. 5. Each individual lot created by this minor land partition shall have individual water, sanitary sewer, and storm sewer discharge services. 6. Applicant ar assignee shall pay a $2003 per lot parks development fee prior to obtaining a building permit for construction on any of the lots created by this minor land partition. EXHI$ITA/PCWORK
