A RESOLUTION ADOPTING FIND:CNGS ANi] CONCLUST.ONS AND
APPROVING `i'HE VARIANCE OI' GERALD AND KA`.CHI~EEN PERTAINS
WHEREAS, an application far a variance for the creation of a lat
through a minor land partition of less than the required minimum width of 50
feet for a C-5 znne within the City and more particularly described as Jack-
so~i County Tax Assessor`s map page 37 2W 3DD, tax lot 9701; and
WHEREAS, the Central. Point Planning Commission has reviewed and
approved the application at a public hearing held on the seventh day of
February; naw, therefore,
HE IT RESOLVED BY Tk~E PLANNING COMMISSION OF THE CI'1`~' OF CENTRAL
POINT, OREGON, AS FOLLOWS:
Section 1. The relevant criteria applicable to the within appli-
cation is Central Point Municipal Cnde Chapter 16.44.060 which describes the
conditions the Planning Commission must consider in order to grant a vari-
ance.
Section 2. The Planning Commission hereby finds as follows. The
request meets the criteria for granting a variance because:
1. The variance will provide advantages because the existing
graveled parking immediate~.y west of the Corner Club will
be incorporated into the entire blacktop lot of the station/
convenience store improvement.
2. The variance wiJ.l provide beautification to the city by
eliminating tie gravel parking lot.
3. Safety to the neighborhood will be improved by better
lighting.
4. Better protection will be created by increased lighting,
resurfacing.
5. The variance will not have any adverse impacts on the
neighborhood.
6. The variance will utilize property with the intent and
purpose of the znne district.

Section 3. The Planning Cbmmissi.on finds that the .rec:ord herein
and the .findings therefrom support the conclusian that the proposal is in
compliance with. the applicable standards of the City`:; Subdivision Title.
