initiate an amendment to the text, and the Planning Commission deems it appro-
priate to include certain. uses in various zone s and,
WHEREAS, Notice of Public Hearing held September 3, 1985 Coos pub7.ished in
the Medford Mail. Tribune on August 23 and August 30, 1985; and,
TSHEREAS, at said public hearing testimony fxom pxoponents and opponents
was heard oz ga~ven opportunity to be heard; and,
GdHEREAS, at said public hearing proposed Crite3`ia for Temporary Mobile
Homes for Infixm Citizens was discussed; now, thexefore,

The Planning Commission finds that the temporary placement of mobile homes
on single lots for the purpose of providing full-time care of the infirm is a
use not specifically named in the examples of conditional uses in the residen-
ta.al zoning districts, and finds furt~ier that the temporary placement of mobile
homes on single lots for the purpose of providing full-time care of the infirm
is of the same general type and a similar use and is compatible with other

listed conditioT~al uses within that pane subject to suitable c~°iteria and
guidelines.

The Criteria for Temnorarv Mobi:Le klomes for Infirm Citizens identified as
}xhibit D is adopted as a part: of the application for such condit:~onal use.
It is the recommendation of the Planning Commission to amend Sectian
17.16.030 of the Central. Point Municipal Cade as fall.aws:
17.16.030 Conditional uses. The following uses and their accessnry uses
are permitted in the R-L distract when authorized in accordance frith Chapter
I7.76:
A, Home occupations subject to the provisions of Section 17.60.180;
B. Rest, nursing and convalescent homes;
C. Cemeteries, mausoleums, columbariums, crematoriums;
D. Churches and sa_mi.lar religious institutions;
Fa. Public and parochial scltool.s;
F. Pub7_zc and governmental uses including parks and recreational facili-
ties, fire stations, museums, but not including storage or repair yards, ware-
houses or similar uses;
G. The keeping of small animals other than pets as defined. l.n Chapter
17.08;
F~l. Planned unit developments subject to provisions of Chapter. ].7.68;
I. The temporary placement of mobile homes on single lots for the purpose
of providing full-time care of the infirm.
It is further recommended by the Planning Commission to amend Section
27.20.030 of the Central Point Municipal Code as follocas:
17.20.030 Conditional uses. The following uses and their accessary uses
are permitted in an R-1 district when. authorized in accordance with Chapter
17. /6:
.A. Home occupations subject to the provisions of Sectian 17.60.180;
B. Recreational uses, parks and similar uses that are open and available
to the general public and intended to provide for the recreational or park
needs of the neighborhood nr community;
C. Public and public utility buildings, structures and uses, but not
including corporation, Storage ar repair yards, warehouses and similar uses;
D. Developer's project and sales offices including mobile homes ar
trailers adapted to that purpose during the construction of the project only;
E. Public and parochial early childhood development preschools;
F. Museums,
G. The temporary placement of mobile homes on single lots for the purpose
of providing full-time care of the infirm.
It is further recommended by the Planning Commission to amend Section.

golf courses and driving ranges, race tracks, amusement parks, and similar

cluding corporation., storage or repair yards, warehouses and similar uses;
E, Devel.aper's project office and sales office including mobile homes and
trailers adapted to that purpose during construction of the project only;

provided that there shall be at least three thousand square feet of lot area

I. Planned unit developments in accordance with Chapter 1.7.68;
J. Day care center or similar facilities;
K. The temporary placement of mobile homes an single fats far the purpose
of providing full time care of the infirm.
Tt is further recommended by the Planning Commission to amend Sect~.on
17.28.030 of the Central Point Municipal Code as follows:
17.28.030 Conditional uses. The fallowing uses and their accessory uses
permitted in the R-3 district when authorized by the Planning Conunissz.on in
accordance faith Chapter 17.76:
,A.. Home occupations subject to the provisions of Section 17.60.].90;
B. Rest homes, nursing homes and convalescent homes;
C. Private recreational uses and facilities that are compatible with the
residential neighborhood, but not including such largo intensive commercial
uses as golf courses and driving ranges, race tracks, amusement parks, boorling
alleys, roller and ice rinks, and similar facilities;
D. Public and public utility buiidittgs, structures and related uses, but
not including corporation, storage or repair yards, warehouses and similar
uses;
E. Developer's project office and sales office including mobile homes and
trailers adapted to that purpose during construction of the project only;
F. Mobile name and manufactured home developments;
G. Mobile home parks;
H. Off-street parking lots to serve the residents of multiple-family
developments, mobile home development, group quarters facilities and similar
uses;
I. Day care center or sz.milar faciJ.it~.es;
