ROLL CALL: Chuck Piland, Rick Perry, Candy Fish, John LeGros, Paul Lunte, Don Foster and Wayne Riggs were present. Also in attendance were Ken Gerschler, Community Planner and Dave Arkens Planning Technician. III. CORRESPONDENCE There was correspondence relating to Business Item A. IV. MINUTES Commissioner LeGros made a motion to approve the minutes from the March 5, 2002 meeting as presented. Commissioner Fish seconded the motion. ROLL CALL: Perry; yes, Fish, yes; LeGros, yes; Lunte, yes; Foster, yes and Riggs, yes. Motion passed unanimously. V. PUBLIC APPEARANCES There were no public appearances. VI. BUSINESS A. Public Hearing to review an application for a minor partition of a 8.89 acre parcel into two parcels. Parcel 1 is 1.1 acres and is intended to be the site of the new Masonic Lodge. Parcel 2 is 7.2 acres and will continue to be used as a cemetery. The property is located East and South of the curve at Vilas and Hamrick Roads inthe R-1-8, Residential Single-Family Zoning District on Map 37 2W 0186, Tax Lot 1100. Ken Gerschler, Community Planner, presented the Planning Department Staff Report. Mr. Gerschler reported that this partition is the first phase of a project in which the members of the Masonic Lodge would like to build a new building on Parcel 1. There would be shared parking with the neighboring park property and access to the park from Parcel 1. The Public Works Department is recommending a deceleration (turning) Zane into Parcel 1 City of Central Point Planning Commission Minutes April 2, 2002 Page 2 which could be constructed in the 20 foot easement. Before any construction begins the Developer will have a professional surveyor locate all gravesites within a 50' distance of the existing right-of-way and common property line. A planter strip will be required behind the sidewalk on the west side of the cemetery depending on the width of the deceleration lane. Jereal Brown, William E. Best, and Virginia Brown Petkowere present. They explained that the reason for the partition is to build a new 6500 to 8500 sq. ft. Lodge facility on Parcel 1. Scenic Middle School will continue to care for the cemetery. A late correspondence from BCVSA stated that a sewer connection could be made near North Mountain Ave. Commissioner Lunte made a motion to adopt Resolution 542 approving the Tentative Minor Land Partition of 37 2W 01 BB Tax Lot 1100 subject to the recommended conditions of approval (Attachments C and D with the amended Public Works Staff Report). Commissioner Riggs seconded the motion. ROLL CALL: The motion passed unanimously. VII. MISCELLANEOUS A letter is being drafted by Tom Humphrey, Planning Director, in regards to the temporary fence the Grange has put up at the location of the old mill site. School District #6 has started working on many of the school improvements. VIII. ADJOURNMENT Meeting was adjourned at 7:37 P.M.
