Attendance : Emery, Hillyer, Loveland, Mann, Banks, Ritchey_ Meeting was called to order at 7 : 35 P .M. Mr. A.C . Bowman discussed plans for building two four—plexes at the north end of let Street. Units will have a 3D" overhang and have a gable—type roof. Banks stated that an easement must be provided for the landlocked property behind this. It must be a minimum of 12 ' per R. J. which would result in a flag lot of the back lot. Mr. Smith originally caused the problem and should correct it per Banks . No parking in the 20 ' setback areas would be allowed. Parking spaces would have to be rearranged. Mr. Bowman will give the City a letter of intent in participating in negotiations to clear up the driveway, problem and will proof structural details when he presents his proposal . Weathers Mobile Home Park renamed Villa Escondido Mobile Home Park. Mr. Don Bellew presented the plans . The drainage ditch on the east side of the property will have a cement bottom and up the sides 14 to 16" to prevent erosion in Section B of the plans . Four fire hydrants will be placed around the edges of the unit. Mr. Ballew will look into changing one into the middle of the project and slightly change the locations of the other three to provide better coverage. Contact Fire Chief to determine size of fire hydrants . Requirements for the mobile park include one -shade tree per space, one hose bib and sprinkler head per space, street lights required, washer and dryers — five of each required , sheds in carports to be not less than 36 square feet. Drainage of lots will be to the curb and gutter. Pads for trailers to be per specifications. Fence to be placed across front or a greenway with plantings instead of fence. Ornamental fence or plantings required along the sides and back of property. Developer will put in curb and gutter and paving at the time of development of the opposite side of the street and will provide the City a written agreement. Developer will grade area when project is started .and will oil until street is to be paved. Curb and gutter within the park are proposed to be about 2" high throughout the park without any breaks for driveways . The hall and service building details to be presented at a later date . There is a possibility the park will be constructed in two phases with streets being done before occupancy but the second sewer line to be completed at a later date due to the costs involved. R. J. stated that the Oddfellows Lodge approached him regarding their constructing a Soule steel building on their site. They would like approval of this type of building. The Planning Commission discussed this and thought that if it could be made to look more residential than commercial a steel building might be approved. Planning Commission recommends that plans be presented and further recommendations be made at that time .
