1 . 1st National Bank teller cover plan was reviewed under Ordinance
#1068 . No changes were requested .
2. Valley Estates , Unit #3
a. Original Preliminary Plat punch list must be reviewed -
the staff is to provide copies .
b . Park fees are required.
C . Engineering corrections required.
3. Willcuts Apts . - West Pine Street
Requirements - a. Widen driveway to 30 ' and extend radius at
Pine .
b . Agreement for dedicating R/W width on Pine
and provide frontage improvements .
C . Provide overhang on roof for aesthetics .
d . Detail curb , gutter, sidewalks .
e. Provide fire hydrant if exceeds 500 ' from
existing one.
f . Provide stop sign on Pine .
g . Provide screen on parking areas .
h. Possible rip-rap creek.
i . Fence creek.
j . All code requirements .
4. Hutchins Subdivision - S . 7th Street - Reviewed final plats with
standard City requirements recommended
5. Interpretation of Municipal Code setback requirement - Split-
level house side yard nearest one story portion of house may
be 5 ' setback.
