Mr. Bob Smith presented the revised plans for the apartments between 7th, 8th
and 9th Streets, Assessor's Parcel Tax Account #37-2W-2CC, Lot 8400. Two
major changese,were noted: (1) Change in design of storage areas. (2) Change
in the exterior of the building from wood to stucco. Only one unit is planned
at present. Plans at this time are for adults only, if possible. No play area
will be completed until the second and third units are built. The grounds will
be landscaped with barkdust, low growing shrubs and evergreen trees.
The portion d the alley that is contiguous with the first stage of development
will be paved with a minimum of 2" A.C. and the parking area is also to be
paved with 2" A.C. Only one parking area to serve the unit being built will be
completed at present. Mr. Smith agreed to grade the alley and parking areas to
allow drainage to 8th Street. The interior drainage and roof drains may be
drained into the 30" storm drain in the alley. The second and third units
interior and roof drainage will drain into the 8th Street storm drain. The
sewer must have a cleanout on 7th Street and should have a cleanout at the other
end. Concrete 4.5' sidewalk along 7th Street and a concrete alley approach to
tie in with the sidewalk must be provided. Also, dutch gable roof with 21 over-
hang and adequate vent holes are to be included.
Mr. Smith requested reimbursement for 1/2 the paving costs of the alley in the
event that a commercial building is constructed-on the north side of the alley
that will also use the alley. Reimbursement is to be paid by the Developer.
Mr. Smith also requested that the City establish the corner point of the alley
on 7th Street before:he begins construction.
