HomeMy WebLinkAboutApril 29, 1975 Planning Commission Study Session 250 East Pine Street April 29, 1975 Members present - Andy Loveland, Ben McManama, Don Banks, Dick Griffin, Jean Phillips, Paul Emery. Staff present - City Administrator Ron Young Members absent - Tom Lees Chairman Banks called meeting to order at 7:30 P.M. Mr. Kuest, proponent, Pine Court Subdivision. Chairman Banks pointed out that lot width require- ment in R-1-8 is 701. Mr. Kuest presented a new preliminary plan showing a 20, vide driveway and 601 width frontage for lots. General discussion resulted with Mr. Kuest presenting various ideas to come closer to the subdivision ordinance and zoning requirements with all lots resulting in 8,000 square foot lots. Jean Phillips thought the Planning Commission should not act until further information is presented on available land. Chairman Banks said he was definitely against 1901 long, 201 wide driveways due to necessary fire protection. Also, three variances are necessary: (1) Flag lot (2) Lot width (3) Driveway width. Dick Griffin spoke of the need for dust control on driveway by oil. Chairman Banks discussed 10, dedication of land on Pine Street frontage for Pine Street widening. Mr. Kuest wanted to know if a subdivision of this land is feasible. Chairman Banks said he would be in favor of a duplex complex. Mr. Kuest said he would split the property into two parcels If the Commission will consider that. General Discussion of Commission agreed on two lots with 80 feet. Dick Griffin moved, seconded by Jean Phillips to deny plan as submitted with no flag lots. Planning Commission unanimously agreed. Mr. Kuest was directed to submit new plans in by rosy 200 1975 Planning Commission meeting.
