Members present were Banks, Loveland, McManama, Holbrook, Emery and Bradshaw. Members absent were Morrison, Zieser, and,Proctor. A. Subject: Corcoran Subdivision on West Pine Street and Hanley Road - A general discussion of the Preliminary Plat resulted in the following points being outlined as points of consideration along with recommendations of the Staff to be presented at the regular meeting: 1. 70 foot minimum lot width at the foundation line with proper setbacks as per ordinance. 2. Open space for park dedication or in lieu payment in cash; 1164 acre or equivalent monetary value to be set by Staff appraisal. Miss Gruber, Subdivision Engineer, requested consideration of a variance to requirement set by ordinance based on small size (11 lots) of subdivision. 3. Variance requested for cul-de-sac radius from 60' to 551 . 4. Rip-rap on Jackson Creek was discussed and though by Staff ' to be not necessary in this particular case. 5. Remove existing barn from subdivision. 6. Provide complete improvement plans with Final Flat. No approval on improvements on Preliminary Plat. Set up Preliminary Plat review for December 17, 1974 Planning Commission Meeting. B. Subject: General Discussion regarding interpretation of various Zoning Ordinances. General consensus of the Planning Commission was that Office buildings are compatible and complimentary to industrial zoning.
