PLANNING COMMISSION RESOLUTION NO. a ~1~
A RESOLUTION APPROVING A LOT-SIZE VARIANCE AT THE
NOR'T'HWEST CORNER OF ASH AND SEVENTH STREET
(Applicant: Habitat for Humanity /
Rogue Valley, an Oregon non-profit corporation)
BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF
CENTRAL POINT, OREGON, AS FOLLOWS:
Section 1. Nature „n f,.Application. Applicant owns a lot at
the northwest corner of Ash and Seventh Street which consists of
approximately 5,663 square feet. The lot is in an R-2 district,
which requires corner lots to be a minimum of 7,000 square feet
(CPMC 1.7.24.050). Applicant is requesting a variance to allow it
to construct a single family residence on this sub-standard sized
lot. The Planning Commission conducted a duly--noticed public
hearing on July 19, 1994, at which time it considered the
applicant's submitted written findings, the City Staff Report,
and testimony from interested persans.
Section 2. Findings. The Planning Commission finds that
applicant has satisfied the requirements for variances set forth
in CPMC 17.80.010. The Planning Commission hereby adopts the
written findings submitted by applicant, the contents of the City
Staff Report, and the testimony by applicant at the hearing.
Section 3. Variance Approved. Applicant's variance request
is hereby approved, subject to the following condition:
Applicant shall grant and record an easement for water and sewer
lines through applicant's parcel, in favor of the property
located at 222 S. Seventh Street, Central Point, Oregon.
