of at least 20 feet in width, paved with cement or asphaltic
surface, for all flag lots created by partition. The tentative
plan submitted herein provides for a 20-foot wide access, to be
paved with asphalt, which satisfies the City code requirement.
Section 3. Conditional A roval. The application for
tentative plan for land partition herein is hereby approved,
subject to the conditions set forth on Exhibit "A", attached
hereto and by reference incorporated herein.

l'ENTATIVE PLAN CONDITIONS
i . The construction of this development shall include the street subgrade, base rock, paving,
lighting, traffic control and delineation improvements, storm drain improvements,
curb/gutter, safety impravements, ingress/egress improvements, sidewalks, and utility
crossings to Pittview Avenue. The developer can secure the above future improvements by
signing an irrevocable letter of consent to inclusion in a Local Improvement District to
construct the above street improvement. The Planning Department has the option to require
the security for Pittview Avenue impravements.
2. The developer shall construct an access to Parcel 1, ~, and 3 in accordance with Section
VII, I of the Public Works Standards. Fire access to parcels i,2, and 3 and required turn
arounds shall be as stipulated by the Public. Safety Department.
3. The developer shall connect the service laterals to the existing water sine along Pittview
Avenue with valuing as determined by the Public Works Department. The sizing of the
service lateral far parcels 1,2, and 3 shall be determined based on the requirement far the
fire protection as is stipulated by the Public Safety Department.
4. The sanitary sewer serving all parcels shall be cannected to the existing 8" sanitary sewer
located in Pittview Avenue. This Sanitary Sewer shall be constructed within a 10` utility
easement.
5. The developer shall construct an adequately sized storm drainage system to provide for
runpff onto the subdivision property and from each lot. As a part of the construction of the
improvements for this Tentative Plan, the developer's engineer shall provide a complete set
of drainage calculations for sizing the storm drainage system for this development. The
developer shall submit this information to the Public Works Department at the time
construction drawings for the subdivision are submitted~to the Public Works Department for
permits fnr construction of the storm drainage improvements. The engineer shall use the
rainfall/intensity curve obtain from the Public Works Department for hydrology calculations.
6. All structures shall have roof drains, area drains, and crawl spaces with positive drainage
away from the structure and drain lines cannected to a curb drain, or an approved storm
sewer. The developer shall provide the necessary storm drainage improvements and lot
grading to assure that all streets, lots, and ail properties will drain properly. The developer
shall submit a grading plan with the construction drawings and perform such grading and
drainage impravements which satisfies this drainage condition leaving only minor grading
required far each lot during house construction.
