A RESOLUTION APPROVING
A CONDITIONAL USE PERMIT

Recitals
i. This matter came before the Planning Commission for
hearing on January 16, 1996, on applicant's conditional use
permit application for the project known as the Oregon State
Police District 3 Headquarters, including a 20,784-square foot
building located at 4500 North Highway 99, in an R-2 district of
the City. The Planning Commission reviewed the application and
the City staff reports, and received comments from all persons
wishing to be heard in favor of and opposed to the application.
Naw, therefore;
BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF
CENTRAL POINT, OREGON, AS FOLLOWS:
Section 1. Criteria Applicable to Decision. The following
chapters of the Central Point Municipal Code apply to this
application:
A. Chapter 17.24, Residential Two-Family District;
B. Chapter 17.60, General Regulations;
C. Chapter 17.64, Off-Street Parking and Loading;
D. Chapter 17.76, Conditional Use Permits.
Section 2. Findings and Conclusions. The Planning
Commission hereby adopts by reference all findings of fact set
forth in the City staff reports, and concludes that, except where
addressed in the conditions to approval, the application and
proposal comply with the requirements of the fallowing chapters
of the Central Point Municipal Cade:

Section 3. Variance. A variance i.s hereby granted far the
height of the radio tower, which will exceed the 35-foot limit
for any structures in the R-2 zone. The findings contained in
the staff report are adapted. The radio tower structure shall
not exceed 1.10 feet from ground level.
Section 4. Conditional Approval. The within application
for conditional use permit is hereby conditionally approved,
subject to the following conditions:
1. There shall be at least 16 parking spaces for impounded
vehicles.
2. There shall be an oil./water separator in the drainage
system for the parking areas.
3. Operation of a 24-hour Dispatch Center will be allowed,
including the radio tower at a height not to exceed 110 feet
above ground level. Infrequent use of the offices outside of
regular business hours shall also be allowed for emergency
response and law enforcement activities.
4. This Conditional Use Permit shall lapse and become void
24 months from its issuance unless prior to that time a building
permit is issued by the City and construction is commenced and
diligently pursued towards completion.
