I, Lot 11 PLANNING COMMISSION RESOLUTION NO. _.~5~ A RESOLUTION APPROVING A LOT-SIZE VARIANCE FOR BEALL ESTATES SUBDIVISION, PHASE I, LOT 11 (Applicant: W.L. Moore Construction Ca.) BE TT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF CENTRAL POINT, OREGON, AS FOLLOWS: Section 1. Nature of Application, Applicant has previously received tentative plan approval for Phase I of Beall Estates Subdivision. One of the conditions far such approval was that applicant either reconfigure Lot 11 to meet City standards pertaining to average lot depth to lot width ratio, which is 2.5:1, or seek a variance for such lnt. The average lot depth of Lot 11 is approximately 150 feet. The lot width at the front building line ar setback line is approximately 40 feet, making the average lot depth to lot width ratio approximately 4:1. The Planning Commission conducted a duly-noticed public hearing on July 2, 1996, at which time it considered the applicant's submitted written findings, the City staff report, and testimony from interested persons. Section 2. Findings, The Planning Commission finds that applicant has satisfied the requirements for variances set forth in CPMC 17.80.010. The Planning Commission hereby adopts the contents of the City staff report. Section 3. Variance Approved. Applicant's variance request is hereby approved, so that Lot 11 may remain as drawn on the approved tentative plan, with a 4:1 lot depth to width ratio.
