PLANNING COMMISSION RESOLUTION N0. ,~~
A RESOLUTION APPROVING A SETBACK AND OFF-STREET
PARKING VARIANCE FOR THE COMMERCIAL BUILDING
LOCATED AT 155 N. FIRST STREET
(Applicants: Milton and Kathleen Gorden)
BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF
CENTRAL POINT, OREGON, AS FOLLOWS:
Section 1. Nature of Application. Applicants own property
located at 155 N. First Street. They propose to expand the
existing commercial building from its existing 3,000 square feet
to a total of 6,430 square feet. In connection with the
expansion, applicants are seeking a variance from the front and
side yard setback requirements. The required front yard setback
in the C-5 district is 10 feet, and the side yard setback is 5
feet. Applicants seek a zero setback on both front and side
yards. In addition, the proposed expansion would require a fatal
of 28 off-street parking spaces. Applicants seek to provide 23
off-street parking spaces.
The Planning Commission conducted a duly-noticed public
hearing on July 2, 1996, at which time it considered the
applicants submitted written findings, the City staff report,
and testimony from interested persons.
Section 2. Findings. The Planning Commission finds that
applicants have satisfied the requirements for variances set
forth in CPMC 17.80.010.
Section 3. variance A roved. Applicants variance request
is hereby approved, and the expanded building may be located with
a zero setback on the front and side yards, and approval is given
for 23 parking spaces, based on the dimensions of the building
provided by applicants.
