PLANNING COMMISSION RESOLUTION NO.
A RESOLUTION APPROVING A REAR-YARD SETBACK VARIANCE
FOR LOT 54 OF VALLEY POINT SUBDIVISION, PHASE II

BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF
CENTRAL POINT, OREGON, AS FOLLOWS:
Section 1. Nature of A licatinn. Applicant owns Lnt 54 in
Valley Point Subdivision, Phase II, In order to comply with the
City standard pertaining to site distance triangles and in order
to fit the house of his choice on the lot, it is necessary far
the applicant to place the structure six feet from the rear lot
line, instead of the required ten feet. The Planning Commission
conducted a duly-noticed public hearing nn the matter on
September 3, 1996, at which time it considered the applicant's
submitted written findings, the City staff report, and testimony
from interested persons.
Section 2. Findin s. The Planning Commissian finds that
applicant has satisfied the requirements for variances set forth
in CPMC 17.80.010. The Planning Commissian hereby adopts the
written findings submitted by applicant, the contents of the City
staff report, and the testimony by applicant at the hearing.
Section 3, Variance Approved. Applicant's variance request
is hereby approved, and the structure may be located six feet
from the rear property line.
