HomeMy WebLinkAboutResolution 376 - Crater Iron Site Plan & Variances~~ ? ~o ~ c_ PLANNING COMMISSION RESOLUTION NO. 376 A RESOLUTION CONDITIONALLY APPROVING A SITE PLAN APPLICATION AND VARTANCES (Applicant: Crater Iran, Inc.) (37 2W 03DC Tax Lots 2900 and ~OOa) Recitals 1. This matter came before the Planning Commission far hearing on January 21, 1997, on applicants site plan application for an expansion of an existing awning and crane support at Crater Iron, Inc. located at 419 N. Front Street, and far variances to the rear yard setback and parking requirements in M--1 and M-2 districts of the City. The Planning Commission reviewed the application and the City staff reports, and received comments from all persons wishing to be heard in favor of and opposed to the application. Now, therefore; BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF CENTRAL POINT, OREGON, AS FOLLOWS: Section 1. Criteria A livable to Decision. The following chapters of the Central Point Municipal Code apply to this application: A, Chapter 17.48, M-1, Industrial District; B. Chapter 17.52, M-2, Industrial General District; C. Chapter 17.60, General Regulations; D. Chapter 17.64, Off-Street Parking and Loading; E. Chapter 17.72, Site Plan, Landscaping and Construction Plan Approval; F. Chapter 17.80, Variances. Section 2. Findings and Conclusions. The Planning Commission hereby adapts by reference all findings of fact set forth in the City staff reports, and concludes that, except where addressed in the conditions to approval, the application and proposal comply with the requirements of the following chapters of the Central Point Municipal Code: A. Chapters 17.48 and 17.52 relating to uses, lot size, lot coverage, setback, building height and screening in the M-1 and M-~2 districts; B. Chapter 17.60 relating to paving and landscaping requirements; C. Chapter 17.64 relating to off-street parking and loading facilities; 1 - PLANNING COMMISSION RESOLUTION NO. 37b (012$97) D. Chapter 17.72 relating to site plan requirements; E. Chapter 17.80, relating to variances. Section 3. Conditional Approval. The within application for sate plan approval is hereby conditionally approved, subject to the condatians set forth nn Exhibit "A", which is attached hereto and by this reference incorporated herein. Applicant is granted the requested variances: ~.. Rear yard setback of ~, facet instead of the required ten feet; and 2. 14 off-street parking spaces, instead of the required 31 spaces.
