A RESOLUTION CONDITIONALLY APPROVING A SITE PLAN
AND CONDITIONAL USE PERMIT
(Applicants: Mark and Sandra Bryant)

Recitals
1. This matter came before the Planning Commission for
hearing on February 4, 1997, on applicants' site plan and
conditional use permit applications for placement of a single-
family residence on a lot at 436 Laurel Street in an R-2
district. The lot has an existing house, making the two
residences a dwelling group, which is a conditional use in the
R•-2 district. The Flanning Commission reviewed the application
and the City staff reports, and received comments from all
persons wishing to be heard in favor of and opposed to the
application.
Now, therefore;
BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF
CENTRAL POINT, OREGON, AS FOLLOWS:
Section 1. Criteria A licable to Decision. The fallowing
chapters of the Central Point Municipal Code apply to this
application:
A. Chapter 17,24, R-2, Residential Two-Family District;
B. Chapter 17.6Q, General Regulations;
C. Chapter 17.54, Off-Street Parking and Loading;
D. Chapter 17.72, Site Plan, Landscaping and Construction
Plan Approval; and
E. Chapter 17.76, Conditional Use Permits.
Section 2. Findin s and Conclusions. The Planning
Commission hereby adopts by reference all findings of fact set
forth in the City staff reports, and concludes that, except where
addressed in the conditions to approval, the application and
proposal comply with the requirements of the following chapters
of the Central Point Municipal Cade:
A. Chapter 17.24 relating to uses, lot size, lot
coverage, setback, building height and screening
in the R-2 district;
B. Chapter 17.64 relating to paving and landscaping
requirements;
C. Chapter 17.64 relating to off-street parking and
loading facilities;

D. Chapter 17.72 relating to site plan requirements;
and
E. Chapter 17.75 relating to conditional use permits.
Section 3. Conditional Apt~royal. The within application
for site plan approval and conditional use permit is hereby
conditionally approved, subject to the conditions set forth on
Exhibit "A", which is attached hereto and by this reference
incorporated herein.
Passed by the Planning Commission and signed by me in
