A RESOLUTION CONDITIONALLY APPROVING
A SITE PLAN APPLICATION
(Applicants: David and Sera Gilmour)
(37 2W 03DD Tax Lot 8200)

1. This matter came before the Planning Commission far
hearing on February 18, 1997, on applicant's site plan
application far an expansion and remodel of an existing historic
residence located at 445 Manzanita Street in a C-2 distract of
the City. The exacting residence is a Class A non-conforming use
in the C-2 district. The Planning Commission reviewed the
application and the City staff reports, and received comments
from all persons wishing to be heard in favor of and opposed to
the application.
Now, therefore;
BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OE'
CENTRAL POINT, OREGON, AS FOLLOWS:
Section 1. Criteria Applicable to Decision. The following
chapters of the Central Point Municipal Code apply to this
application:
A. Chapter 17.36, Commercial-Professional District;
B. Chapter 17.50, General Regulations;
C. Chapter 17.54, Off-Street Parking and Loading;
D. Chapter 17.72, Site Plan, Landscaping and Construction
Plan Approval.
Section 2. Findings and Conclusions. The Planning
Commission hereby adopts by reference all findings of fact set
forth in the City staff reports, and concludes that, except where
addressed in the conditions to approval, the application and
proposal comply with the requirements of the following chapters
of the Central Point Municipal Code:
A. Chapter 17.36 relating to uses, lot size, lot
coverage, setback, building height and screening
in the C-2 district;
B. Chapter 17.60 relating to paving and landscaping
requirements;
C. Chapter 17.54 relating to off-street parking and
loading facilities;
D. Chapter 17.72 relating to site plan requirements.

Section 3. Conditional Approval. The with.i_n application
for site plan approval is hereby conditionally approved, subject
to the conditions set forth on Exhibit "A'°, which is attached
hereto and by this reference incorporated herein.
