A RESOLUTION CONDITIONALLY APPROVING
A SITE PLAN APPLICATION
(Applicant: Hope Christian Church)
(37 2W 02CC Tax Lot 9800)
Recitals
1. This matter came before the Planning Commission for
hearing on December 16, x.997, on applicant's site plan
application, for construction of a 74 foot by 18 foot metal awning
to the (rant of the existing church building located at 325 Oak
Street in a C-2 district of the City. The Planning Commission
reviewed the application and the City staff reports, and received
comments from all persons wishing to be heard in favor of and
opposed to the application.
Now, therefore;
BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF
CENTRAL POINT, OREGON, AS FOLLOWS:
Sectirn 1. Criteria Applicable to Decision. The following
chapters of the Central Point Municipal Code apply to this
application:
A. Chapter 17.36, C-2, Commercial-Professional. District;
S. Chapter 17.60, General Regulations;
C. Chapter 17.64, Off-Street Parking and Loading;
D. Chapter 17.72, Site Plan, Landscaping and Construction
Plan Approval.
Section 2. Findings and Conclusions. The Planning
Commission hereby adopts by reference all findings of fact set
forth in the City staff reports, and concludes that, except where
addressed in the conditions to approval, the application and
proposal. comply with the requirements of the following chapters
of the Central Point Municipal Code:
A. Chapter 17.36 relating to uses, lot size, lot
coverage, setback, building height and screening
in the C-2 district;
B. Chapter 17.60 relating to paving and landscaping
requirements;
C. Chapter 17.64 relating to off-street parking and
loading facilities;
D. Chapter 17.72 relating to site plan requirements.

Section 3. Conditional A royal. The within application
for site plan approval is hereby conditionally approved, subject
to the conditions set forth on Exhibit "A", which is attached
hereto and by this reference incorporated herein.

RECOMMENDED PLANNING CONDITTONS OF APPROVAL
1. The project shall be developed in substantial compliance with the approved site plan.
2. The site plan approval shall expire in one year, Decen:~ber l6, 1997, unless a building permit
has been issued and construction has commenced and diligently pursued toward completion.
