PLANNING COMMISSION RESOLUTION N0. 413
A RESOLUTION APPROVING A REVISED SITE PLAN
FOR WALNUT GROVE VILLAGE MOBILE HOME PARK
(Applicant: C.A. Galpin and Powder River, Inc.}
(37 2W 02 Tax Lot 100)
Recitals
1. Site plan approval for Walnut Grove Vi1.l.age Mobile Home
Park .aas previously granted, in Resolution No. 390, on July 17,
1997.
2. The applicant wishes to modify the approved site plan by
adding an area to be used for recreational vehicle storage. Such
area is to be acquired from New Haven Estates Subdivision, lots
1-7 which would be accomplished through a lot line adjustment.
3. The applicant has submitted a revised site plan
reflecting the proposed changes.
4. On January 20, 1998, the Planning Commission considered
the proposed revisions and approved the same.
Naw, therefore;
BE IT RESOLVED BY THE CENTRAL POINT PLANNING COMMISSION that
the revised site plan for Walnut Grove village Mobile Hame Park
is hereby approved subject to the following conditions:
1. Applicant will have to meet any requirements imposed by
Fire District 3 in connection with the recreational vehicle
storage area;
2. The perimeter of the property along New Haven Road and
Hamrick Raad shall be enclosed by an 8-foot masonry wall or an
acceptable combination of a berm and a masonry wall subject to
approval. by the Planning Department and affected utilities.
3. The masonry wall shall be designed to meet sight vision
triangle requirements at the intersection of New Haven Road and
Hamrick Road.

4. Applicant shall dedicate to the City a 20-foot section
of street right--of-way for Hamrick Road adjoining the
recreational vehicle storage area.
