A RESOLUTION AMENDING TENTATIVE PLAN APPROVAL
FOR SHELTERWOOD SUBDIVSION

Recitals
1. After conducting adult'-noticed public hearing on October 21,1997, the Central Point Planzrizzg
Commission gz•azated developer's application for a tentative plan approval of a 26-lot single-family
subdivision in an R-2 district of Central Point, Oregon.
2. The Planning Comzrzission's resolution granting tentative plan approval was Resolution 405, and
such resolution stipulated in the conditions of approval that, among other things; single family, one-.s•tof y
homes would be built on the site even though it is zoned R-2.
3. On May 19,1998, the Central Point Planning Camrnission approved the relocation of an existing
two-story dwelling from its original location to lot 22 within tl~e subdivision.
Now, therefore;
BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF CENTRAL
POINT, OREGON, AS FOLLOWS:
Section 1. A royal Criteria. The requirements for approval of land partitions and tentative plans
are set forth in CPMC Title 16 and 17, relating to informational requirements, zoning, lot dimension, access,
and similar requirements.
Section 2. Findzng and Conclusions. The Planning Comznissian f nds and determines as follows:
A. Tentative Plan Requirements. The application and tentative plan are in the correct form
and contain all of the information required by CPMC 16.10.
The proj ectsite islocated in an R-2, Residential Two-Family Zoning Distzict but
the applicant has stipulated thatthe City condition approval afthe tentative plan
upon the construction ofsingle-family one-story homes.
2. The relocation of an existing two-story dwelling is acceptable to neighboring
property owners and will not lead to the construction of additional two-story
houses in this subdivision.
