PLANNING COMMISSION RESOLUTION NO. 422
A RESOLUTION CONDITIONALLY APPROVING
A SITE PLAN APPLICATION
(Applicant (s): Walnut Grove Village Partzaers)
(37 2W 02 Tax Lot 100)
Recitals
1. This matter came before the Planning Commission for hearing on May 19, 1998, on
applicant's amendment to the Site Plan and Conditional Use Permit for the Walnut Grave Village
Manufactured Home Park in an R-3 zoning distz-ict of the City. The Planning Commission reviewed the
applications and the City staff reports, and received coznrrzents from all persons wishing to be heard in favor
of and opposed to the application.
2. The amendments include moving the clubhouse buildings and park az-ea to the Vilas Road
entrance and using the existing clubhouse site for RV parking and seven additional manufactured home
spaces.
Now, therefore;
BE IT RESOLVED BY THE PLANNING COMMISSION Or THE CITY OF CENTRAL
POINT, OREGON, AS FOLLOWS:
Section 1. Criteria Applicable to Decision. The following chapters of the Central Point
Municipal Code apply to this application:
A. Chapter 5.32, Mobile Home Parks
B. Chapter 17.28, R-3, Residential Multiple-Family District
C. Chapter 17.72, Site Plan, Landscaping and Construction Plan Approval
D. Chapter 17.76, Conditional Use Permits.
Section 2. Findin sand Conclusions. The Planning Commission hereby adapts by
zeference all finding of fact set forth in the City staff reports, and concludes that, except where addressed
in the conditions to approval, the application and proposal comply with the requirements of the following
chapters of the Central Point Municipal Code:
A. Chapter 5.32, Mobile Home Parks;
B. Chapter 17.28, R-3, Residential Multiple-Family District;
C. Chapter 17.72, Site Plan, Landscaping and Construction Plan Approval

RECOMMENDED PLANNING DEPARTMENT CONDITIONS OI+ APPROVAL
1. The approval of the Site Plan shall exglre in one year on May 19, 1999 unless an
application for a building permit or an application for extension has been received by the
Clty.
2. The project must comply with all applicable local, state and federal regulations.
3. All conditions previously imposed by the City relating to the development of the Walnut
Grove Village Manufactured Home Park will continue to apply unless modified or rescinded
by the Planning Commission and/or City Council. This includes, but is not limited to; the
approval of Planning Commission Resolution No. 390 dated July 15, 1997; City Council
Resolution No. 795 dated August 21, 1997; and Planning Commission Resolution Nos. 412
and 413 dated January 20, 1998.
