A RESOLUTION GRANTING TENTATIVE PLAN APPROVAL
FOR A LAND PAR"fITION

Recitals
1. Applicant{s)has/have submitted an application for tentative plan approval for a land partition on
a 1.25 -acre paz•cel, located at 527 Freeman Road in the City of Central Point, Oregon.
2. On Junc 2,1998, the Central Point Planning Cozrazxzissionconducted aduly-noticed public laeazixzg
on the application, at which time it reviewed the City staff reports and heard testimony and corrzzxzents on
tlae application.
Now, therefore;
BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF CENTRAL
POINT, OREGON, AS FOLLOWS:
Section I .Approval Criteria. The requirements for approval of land partitions and tentative plans
are set forth in CPMC Title 16 and 17, relating to inforzrzational requirements, zoning, lot dimension, access,
and similar requirements.
Section 2. Finding and Conclusions. The Planning Commission finds and determines as follows:
A. Tentative Plan Requirements. The application and tentative plan are in the corzect forzxz
and contain all of the information required by CPMC 16.10.
B. Area and Width ofLot. This partitioning in an R-3, Residential Multiple~Family zone
would create the following parcels:
Parcel I : Approximately 19,922 square feet;
Parcel 2: Approximately 1$,178 square feet;
Parcel 3: Approximately 16,203 square feet.
Parcels 1 and 2 and 3 meet the zxzinimum area requirements for lots inthe R-3 zone as set forth
in CPMC 17.2$.050, and such parcels zxzeet the genezal z•equirements for lots contained in CPMC
16.24.050.

RECOMMENDED PI.,ANNING DEI'AR'I'MF,N`I' CONDITIONS OF APPROVAI,
1. The approval of the Tentative Plan shall expire in one year ova June 2, 1999 unless
an application for final plat or extension has been received by the City.
2. The project must comply with all applicable local, state and federal regulations.
3. The tentative and final plats shall depict utility easements requested by the City,
BCVSA and WI' Natural Gas. Any changes to utility layout including fire hydrants shall
require subsequent approval by the respective service provider.
4. The applicant shall make an effort to acquire an additional five feet of road right of
way along the northern frontage of tax lot 201 of assessment plat 372W 11 A to expand
Shadow Lane to a fu1125' width from Freeman Road.
5. The applicant shall adjust the boundary between lots 2 and 3 of the tentative partition
to meet the requirements of CPMC 1 b.30.130.
