CE]rtl5 L. Tyez•zrzan P.C.) (372W 11 BB Tax Lot 400} Recitals 1. This matter came before the Planning Coznznission for hearing oz~z November 2, 1999, on applicant's site plan application fora 2250 square foot dental building in the G2 Coznmercial- Professional district of tl~ze City. The Planning Commission reviewed tlae application and the City staff reports, and received comments from all persons wishing to be heard in favor of and opposed to the application. Now, therefore; BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF CENTRAL POINT, OREGON, AS FOLLOWS: Section 1. Criteria A livable to Decision. The following chapters of the Central Paint Municipal Code apply to this application: A. Chapter 17.36, C-2, Commerical-Professional District B. Chapter 17.60, General Regulations; C. Chapter 17.64, Off Street Parking and Loading; D. Chapter 17.72, Site Plan, Landscaping and Construction Plan Approval. Section 2. Findin sg and__Conclusions. Tl~e Planning Cozrzmission hereby adopts by reference all findings of fact set forth in the City staff reports, and concludes that, except where addressed in the conditions to approval, the application and proposal comply with the requirements of the following chapters of the Central Point Municipal Code: A. Chapter 17.36, relating to uses, lot size, lot coverage, setback, building height and screening in the C-2 Cozxaznerical-Professional district; B. Chapter 17.60 relating to paving and landscaping requirements; C. Chapter 17.64 relating to offstreet parking and loading facilities; D. Chapter 17.72 relating to site plan requirements. Section 3. Conditional,.Approval. The application for site plan approval is hereby conditionally approved, subject to the conditions set forth in the Planning and Public Works Staff Reports on Exhibit "A" and "B", which is attached hereto and by this reference incorporated herein 1 -PLANNING COMMISSION RESOLUTION NO. 468 ( 11 021999 } and the alley be improved belong the le~7gth of the property to handle employee parking. A I 0 fQCt PUE will be required along the property's frontage on Oak and Fourth, except far the portio~l i~l front of the dental building which will be reduced to 5 feet. .
