PLANNING COMMISSION RESOLUTION NO. 47l
A RESOLUTION CONDITIONALLY APPROVING
A SITE PLAN APPLICATION

Recitals
1. This matter came before the Planning Commission for hearing on January 4, 2000, on
applicant's site plan application fora 7,460 square Foot Office Building in the C-5 Thoroughfare
Commercial district of the City. The Planning Commission reviewed the application and the City
staff reports, and received comments from all persons wishizag to be heard in favor of and opposed to
the application.
Now, therefore;
BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF CENTRAL
POINT, OREGON, AS FOLLOWS:
Section 1. Criteria Applicable to Decision. The following chapters of the Central Point
Municipal Code apply to this application:
A. Chapter 17.46.010, C-5, Thoroughfare Commercial District
B. Chapter 17.60, General Regulations;
C. Chapter 17.64, Off Street Parking and Loading;
D. Chapter 17.72, Site Plan, Landscaping and Construction Plan Approval.
Section 2. Findings and Conclusions. The Planning Cozxzn-tission hereby adopts by
reference all fzndings of fact set forth in the City staff reports, and concludes that, except where
addressed in the conditions to approval, the application and proposal comply with the requirements
of the following chapters of the Central Point Municipal Code:
A. Chapter 17.46.010, relating to uses, lot size, lot coverage, setback, building height
and screening in the C-5 Thoroughfare Commercial district;
B. Chapter 17.60 relating to paving and landscaping requirements;
G Chapter 17.64 relating to off street parking and loading facilities;
D. Chapter 17.72 relating to site plan requirements.
Section 3. Conditional Approval. The application for site plan approval is hereby
conditionally approved, subject to the conditions set forth on Exhibit "A", which is attached hereto
and by this reference incorporated herein, and entering into a shared parking agreement with the City

of Central Point.

ATTACHMENT A
RECOMMENDED PLANNING DEPARTMENT COND)[TIONS OT+' APPROVAL
The approval of the Site Plan shall expire in one year on January 4, 200I unless an
application for a building permit or an application for extension has been. received by the
City. The applicant shall submit a revised site plan depicting any changes discussed and
approved at the public hearing within 60 days of Planning Comn~lission approval.
2. The project must comply with all applicable local, state and federal regulations .
3. The project must meet the off-street parking requirements for professions[ offices, and the
parking, access and maneuvering areas shall be paved with durable materials for aII-weather
use and approved by the Public Works Department. The applicant will need to enter into an
agreement with the City to share parking with the senior center prior to construction of the
building addition.
4. The applicant/property owner shall submit flnal parking, landscaping, llghting and slgn plans
to the Planning, Public Works and Building Departments for approval prior to obtaining any
building permits.
