HomeMy WebLinkAboutResolution 474 - Van Wey Site Plan PLANNING COMM1SSlON RESOLUTION NO. 474 A RESOLUTION MODIFYING A SITE PLAN APPLICATION (Applicant (s): Van Wey Homes & Key West Properties ) (372W01BB Tax Lot 800 and 362W36DD Tax Lot 3400) Recitals 1. This matter came before the Planning Commission for hearing on February 1, 2000, on the applicant's request for a modification of a previous site plan, eliminating the need for ablock wall on two properties and replacing it with a fotinia hedge in an R-1-8 district of the City. The Planning Commission reviewed the application and the City staff reports, and received comments from all persons wishing to be hcaz•d in favor of and opposed to the application. Now, therefore; BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF CENTRAL POINT, OREGON, AS FOLLOWS: Section 1. Criteria Applicable to Decision. The following chapters of the Central Point Municipal Code apply to this application: A. Chapter 17.20.010, R-1, Residential Single-Family District B. Chapter 17.60, General Regulations; C. Chapter 17.64, Off-Street Parking and Loading; D. Chapter 17.72, Site Plan, Landscaping and Construction Plan Approval. Section 2. Findings and Conclusions. The Planning Commission hereby adopts by reference all Endings of fact set forth in the City staff reports, and concludes that, except where addressed in the conditions to approval, the application and proposal cornply with the requirements of the following chapters of the Central Point Municipal Code: A. Chapter 17.20.010, relating to uses, Iot size, Iot coverage, setback, building height and screening in the R-1 district; B. Chapter 17.64 relating to paving and landscaping requirements; C. Chapter 17.64 relating to off street parking and loading facilities; D. Chapter 17.72 relating to site plan requirements. Section 3. Conditional A royal. The application for site plan approval is hereby conditionally approved, subj ect to the applicants replacing the block wall requirement with a 42 inch high chain link fence with reinforced concrete posts and a maximum 42 inch high fotinia hedge. 1 -PLANNING COMMISSION RESOLUTION NO. 474 (02012000) This requirement is only for the side yards facing Hamrick Road.
