A RESOLUTION RECOMMENDING APPROVAL OF THE TWIN CREEKS
MASTER DEVELOPMENT PLAN

Recitals
1. Applicants} has/have submitted an application for master plan approval an a 230-acre
parcel, located North of W. Pine Street and West of Highway q9 in the City of Central Point,
Oregon.
2. On December 5, 20D0, the Central Paint Planning Coznznission conducted aduly-noticed
public hearing on tl~e application, at which time it reviewed the City staff reports and heard
testimony and comments on the application.
Now, therefore;
BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF CENTRAL
POINT, OREGON, AS FOLLOWS:
Section 1. Approval Criteria, The requirements for approval of master plans are set foz-th in
CPMC Title 17.66, relating to infoz-znational requirements, master plans, zoning, Iot diznensian,
access, and similar requirements.
Section 2. Finding and Conclusions. The Planning Commission finds and determines as
follows:
A. Development ar land divisions. The application involves more than 5 acres of land
or 40 dwelling units.
B. Modifications to a valid Master PIan. Applicants intends to (a)increase dwelling unit
density by S% (b}increase commercial gross floor area by 10% or 2,000 square feet,
whichever is greater {c) increase building height by more than 20% (d} change the
type and location of streets, access ways, and parking areas where off site traffic
would be affected or (e) modify a condition imposed as part of the Master Plan
approval.
Section 3. Conditional Approval. The application for master plan herein is hereby
recommended to the City Council for approval, subject to the conditions set forth on Exhibit "A",
attached hereto by reference incozporated herein, unposed under authority of CPMC Chapter 16.36.
