A RESOLUTION GRANTING TENTATIVE PLAN APPROVAL
FOR A LAND PARTITION

Recitals
1. Applicant{s)has/Dave submitted an application fortentative plan approval for a land partition
on a 0.90 -acre parcel, located near the intersection ofNaples Drive and West Vilas Road in the City
of Central Point, Oregon.
2. On January 1G, 2001, the Central Point Planning Commission conducted aduly-noticed
public hearing on the application, at which time it reviewed tl~e City staff reports and heard
testimony and cozrzments on the application.
Now, therefore;
BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF CENTRAL
POINT, OREGON, AS FOLLOWS:
Section 1. APproval,C'riteria. The requirements for approval of land partitions and tentative
plans are set forth in CPMC Title I6 and 17, relating to inforzxzational requirements, zoning, lot
dimension, access, and similar requirements.
Section 2. Findin and Conclusions. The Planning Commission finds and detez-mines as
follows:
A. Tentative Plan Requirements. The application and tentative plan are in the coz-z•ect
form and contain all of the information required by CPMC 16.10.
B. Area and Width of Lot. This partitioning in an R-1-8 zone would create the
following parcels:
Parcel 1: Approximately 11,094 square feet;
Parcel 2: Approximately 28,349 square feet;
Parcels 1 and 2 meet the minimum area (8,000 square feet for interior ]ots and 8,004 square
feet for corner lots) az~d width (GO feet for interior lots az~d 70 feet for coz-nez- lots) requirezxzents for
Tats in the R-1-8 zone as set forth in CPMC 17.20.060, and such parcels zncct the general
requirements for lots contained in CPMC 16.24.050.

Purpose
Provide information to the Planning Commission and Applicant (hereinafter referred to as
"Developer"} regarding Public Works requirements and recommendations for the partition of Tax Lot
350D in Section 36 CD, T37S, R2W.
Special Requirements
1. Lot Drainage

Proposed Parcel 1 is known to have drainage problems. When the property is further
developed, the entire lot should be final graded so that i# drains to the south and east.
Sidewalks
The Public Works Department recommends that a sidewalk be constructed the full length of
the Naples Drive side of the property. In order to construct the sidewalk the fire hydrant and
air relief valve located at the southeasterly corner of the property will have to be relocated.
Water:
Proposed Parcel 1 does not have water service available at this time. In order to acquire a
