S 18 A RESOLUTION GRANTING TENTATIVE PLAN APPROVAL FOR A LAND PARTITION (Applicant (s) :Mountain View Plaza, L.L.C. { 37 ZW 02 Tax Lots 1 100, I200, and 1201 Recitals 1. Applicant{s~ laaslhave submitted an application for tentative plan approval fora land partition on a 15.0$ -acre parcels, located in the Mt. View Shopping Center i~~ the City of Cezztral Point, Oregon. 2. On June 5, 2001, the Central Paint Planning Cozn~nission conducted aduly-noticed public hearing on the application, at which time it reviewed the City staff reports and Beard testimony and comments on the application. Now, therefore; BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF CENTRAL POINT, OREGON, AS FOLLOWS: Section 1. Approval Criteria. The requirements for approval of land partitions and tentative plans are set forth in CPMC Title 1 b and 17, relating to informational requirements, zoning, lot dimension, access, and sizxzilar requirements. Section 2. Finding and Conclusions. The Planning Coznznission finds and determines as follows: A. Tentative Plan Requirements. The application and tentative plan are in the correct form and contain all of the information required by CPMC 16.10. B. Area and Width of Lot. This partitioning in an C-4 zone would create the following parcels: Parcel 1: Appraxiznately .96 acres; Parcel 2: Approximately 1.06 acres; Parcel 3: Approximately 1.42 acres; Parcel 4: Approximately 1.78 acres; Parcel 5: Approximately .71 acres; Parcel 6: Approximately 1.59 acres; Parcel 7: Approximately 7.50 acres. All parcels meet the minimum area (5,000 square feet for interior Iots and 5,000 square feet Planning Commission Resolution No. _518 {06052f}01) for corner lots) and width (50 feet for interior lots and St} feet for corner lots) requaren~onts for lots in the C-4 zone as set forth in CPMC 17.44, and such paz-cels meet the general requirements for lots contained in CPMC 1b.24.OS0. Section 3. Conditional A zoval. Tlie application fez- tentative plan for land partition herein is hereby approved, subject to the conditions set foz•th on Exhibits "A" and "B", attached hereto by referenceincorporatedherein, iznpasedunder authority ofCPMC Chapter 1 b.3G. The project must comply with all applicable local, state and federal regulations . 2. The tentative and final plats shad depict utility easements requested by the City, BCVSA and WP Natural Gas. Any changes to utility layout including fire hydrants shall require subsequent approval by the respective ser~rice provider.
