PLANNING COMMISSION RESOLUTION NO. 525 A RESOLUTION GRANTING TENTATIVE PLAN APPROVAL FOR A LAND PARTITION {Applicant {s) :Marcia WiIliaznson ) ( 37 2W 1 OAC, Tax Lot 8500 ) Recitals 1. Applicants}has/have submitted an application for tentative plan approval for a land partition on a 0.31 -acre parcel, located near the intersection of Snowy Butte Road and Glenn Way in the City of Central Point, Oregon. 2. On August 7, 2001, the Central Point PIanning Commission conducted aduly-noticed public ~. hearing on the application, at which tune it reviewed the City staff reports and heard testimony and comments on the application. Now, therefore; BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF CENTRAL POINT, OREGON, AS FOLLOWS: Section 1. Approval Criteria. The requirements for approval of land partitions and tentative plans are set forth in CPMC Title 16 and 17, relating to informational requirements, zoning, lot dizrzension, access, and similar requirements. Section 2. Finding and Conclusions. The PIanning Conunission finds and determines as follows: A. Tentative Plan Requirements, The application and tentative plan are in the correct form and contain all of the information required by CPMC 16.10. B. Area and Width of Lot. This partitioning in an R-1-6 zone would create the following parcels: Parcel 1: Approximately 6,545 square feet; Parcel 2: Approximately 7,000 square feet; Parcels 1 and 2 z~zeet the minimum area (6,000 square feet for interior lots and 7,000 square feet for corner lots) and width (60 feet for interior lots and 70 feet for corner lots) requirements for lots in the R-1-6 zone as set forth in CPMC 17.20.010, and such paz•cels meet the general requirements for lots contained in CPMC 16.24.050. The approval of the Tex~tative l?lan shad expire in one year an August 7, 2001 unless an application £or final plat or extension has been. received by the City. 2. The pro}ect must comply with all applicable local, state and federal regulations. 3. The existing home located on parcel l shall meet the off street parking requirements described in the code and shall take exclusive access from Snowy Butte Road. ~. When a new structure is planned on parcel 2, it shall be architecturally designed to match the motif of the existing home on parcel 1.
