S3S A RESOLUTION CONDITIONALLY APPROVING A CONDITIONAL USE APPLICATION (Applicant (sj: Twin Creeks Development Co., LLC} (372W03CD Tax Lot 100} Recitals I. This hatter came before the Planning Commission for hearing on 3anuazy 8, on applicant's conditional use application for aTeznporary RVParking inthe TOD-MMR district of the City. The Plan~ling Coznznission reviewed the application and the City staff reports, and received comments from all persons wishing to be heard izt favor of and opposed to the application. Now, therefore; BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF CENTRAL POINT, OREGON, AS FOLLOWS: Section 1. Criteria Applicable to Decision. The followinl; chapters of the Central Paint Municipal Code apply to this application: A. Chapter 17.76, Conditional Use Permits B. Chapter 17.60, General Regulations; Section 2. bindings and Conclusions. The Planning Commission hereby adopts by reference all findings of fact set forth in the Ci#y staff reports, and concludes that, except where addressed in the conditions to approval, the application and proposal comply with the requirements of the following chapters of the Central Point Municipal Code: A. Chapter 17.65.050, relating to uses, lot size, lot coverage, setback, building height and screening in the TOD-MMR district; B. Chapter 17.67.450 relating to paving and landscaping requirements; C. Chapter 17.76 relating to off street parking and loading facilities; Section 3. Conditional Approval. The application for site plan approval is hereby conditionally approved, subj ect to the conditions set forth on Exhibits "A" and "B", which is attached hereto and by this reference incorporated herein. Passed by the Planning Commission and signed by me in authentication of its passage this l Sday of March, 2402. This Conditional Use Permit is temporary in nature and shall expire on January 8, 2004 or upon development of a permanent storage site, whichever comes first. A one year extension may be granted at the discretion of the City Planning Commission. The project must comply with all applicable local, state and federal regulations . 2. Any fencing constructed in conjunction with this approval shall satisfy the City's requirements for height, material, and safety and shall generally be compatible with the design and aesthetics of the Twin Creeks Development. 3. Landscaping and sighting plans shall be reviewed and approved by the Planning ar~d Public Works Departments prior to use of the temporary storage facility,
