POINT, OREGON, AS FOLLOWS:
Section 1 Approval C~ ii~•ri a. The requirezzxents far approval of land partitions and tentative
plans are set forth in CPMC Title 16 and 17, relating to infarznatianal requirements, zoning, lot
dizzzensian, access, and similar requirezx~ents.
Section 2, Fi,u3~=~n ~~nd Conclusions. The Planning Ca~x7i~~»s~c>n finds and determines as
follows:
A. Final f'[~tt~ Requirements. The application and tentative plan are in the correct farm
and. contain all of the nfarznatian required by CPMC 16.10.
B. Area and Width of Lat. This partitioning in an R-2 zone would. create 1.6 parcels.
All parcels meet the area requirements afthe .Planned Unit Development set forth in CP'MC
16,68, and such parcels meet the general requiremcnt~ for Iat contained in CPMC 16.24.050.

2. Prior #o final plat approval, the applicant shall submit to the Cify a copy of the proposed -
covenants, conditions and restrictions ~CC&Rs) for the Brookdale Gardens PUD.
2. The applicant shall comply with all requirements of affected public agencies and utilities
as they pertain to the development of the Broakdale Gardens PUD. Evidence af' such
compliance shall be submitted to th+e City prior to final plat approval.
3. The applicant shall comply v~iih all federal, state and Iaeal regulations, standards and
requirements applicable to the development and construction of the Brookdale Gardens
