Criteria Applicable to Decision, The following chapters of the Cenral Point Municipal Code apply to this applicatio€i: A. Chapter 17.G5.040, TOD District B. Chapter 17.60, Ge~~eral Regulations; C. Chapter 17.64, Off Street Parking and Loading; D. Chapter 17.72, Site Plan, Landscaping and Construction Plan Approval. Section 2. Findin;~s ~l~d_Conclusians. `I']~e Planning Commission hereby adapts by reference all findings of fact set Earth in t17e City staff repol-ts, and concludes that, except where addressed in the conditions to approval, the applications and proposal comply with the requirements of the folla~ving chapters of the Central Point Municipal Code: A. Chapter 17.65.040, relating to uses, Iot sire, lot coverage, setback, building height and screening in the TOD-MMR district; B. Chapter 17.67 relating to paving and landscaping requirements; C, Chapter 17.67 relating to off street parking and loading facilities; D. Chapter 17.72 relating to site plan requirements. Section 3. The approval of the Site Flan shall expire irz one year on Marcli 5, 203 unless an application for a building permit or an application for extension has been received by the City. 2. The project must comply with all applicable local, state and federal regulations. 3. The project must meet the off street covered parking requirements for thirty two dwelling units, and parking, access and maneuvering areas shall be paved with durable materials far all-weather use and approved by the public works department. 4. The existing trees on site shall be examined by a licensed arborist who could make a determination as to whether they can be saved or rerrxoved. ~3
