The follo~ving chapters oftlle Central Point Municipal Code apply to this application: A. Chapter 17.76, Conditional Use Pcz~nits B. Chapter 17.60, General Regulations; C. Chapter 17.64, Off Street Parking and Coadi~ag; D. Chapter 17.72, Site Plan, Landscaping and Construction Plan Approval. Section 2. Findings and Conclusions. The Planning Co~nznission hereby adopts by reference all findings of fact set forth iza the City staff reports, and concludes that, except whez-e addressed in the conditions to approval, the applicatian and proposal comply with the requirements of the following chapters of the Central Point Municipal Code: A. Chapter 17.44, relating to uses, lot size, lot coverage, setback, building height and scz-ecnin; in the C-4 district; B. Chapter 17.60 relating to paving and landscaping z-equirezncnts; C. Chapter 17.64 relating to off street parking and loading facilities; D. Chapter 17.72 relating to site plan requirements. Section 3. Conditional Ap raval. The application for site pla~1 approval is hereby conditionally approved, subject to the conditions set forth on Exhibits "A"and "B", which is attached hereto and by this reference incorporated herein. The approval of the Variance and Site Plan shall expire in one year on March S, 2003 unless an application for a building permit or an application for extension has been received by the City. The applicant shall submit a revised site plan depicting any changes discussed and approved at the public hearing within 60 days of Planning COYI]IT11SSlon approval. 2. The project must comply with all applicable local, state and federal regulations . 3. The monopole will be painted a tan or other neutral color as determined by the Planning Commission.. 4. No lighting of any sort shall be affixed to tlae monopole or antenna structures. 5. A six foot high ~~~rought iron fence shall enclose tl~e monopole and cabinets. The fence will be allowed to have square tips at the top to discourage unlawful entrance to the facility. ~~
