l . Applicant(s) has/have submitted an application fo~• tentative pla~i apprav~~l for a land t~artitian
on a 8.59 -acre parcel, located East and Saucy of the cz€rve at Vilas anti 1 Iamrick Roads in the City
of Central Point, Oregon.
2. On Apz-il 2, 2002, the Cez~tral Point Planning Commission coa~clucteci a duly-noticed public
heaz-ing ozl the application, at which ti~~ze it z-cvicwcd the City staff reports and heard testimo»y a~ld
comments on the application.
Now, thercfare;
BE IT RESOLVED BY TI-IE PLANNIiITG COMMISSION OF TI-lE CITY OF CENTRAL
POINT, OREGON, AS FOLLOWS:
Section 1. A.pproyal. Criteria. The requiren-ze~~ts for approval of land partitions a3ici tentative
plans are set forth in CPMC Title 16 and 17, relating to informatianal requirezne~~ts, zo~~iFag, lot
dimension, access, and similar requirements.
Section 2. Finclin and Conclusions. The Planning Commission fields anti determines as
follows:
A. Tentative Plan Re zairements. The application and tentative plan are in the corrECt
form and co~~tain all of the information required by CPMC 16.10.
B. Area and Width of Lot. This partitioning in an R-I-S zone would create the
following parcels:
Parcel 1: Approximately 1.1 acres;
Parcel 2: Appz'aximately 7.2 acres;
Parcels 1 and 2 and 3 meet the minimum area ($,000 square feet for interioz-lots and 8,000
square feet for corner lots) and width {60 feet for interior lots and 70 feet for corner lots}
requirements for lots in the R-1-8 zone as set forth in CPMC 17.20, anti such paz-cels meet the
general requirements for lots contained in CPMC 16.24.050.

Provide information to the Planning Department/Cammission and Applicant {hereinafter referred to as
{Developer} regarding Public Works Department {PWD) standards and additional standards and
requirements to be included in the design. Pubfic Works Staff Report will be subject to change until
Cons#ruc#ion Drawings are reviewed and approved.
Special Requirements
Additional Surveyirtformafion:
Developer will have a professional surveyor locate all gravesites located within a 50' distance
of the existing righf-of way along the proposed area to be dedicated. An assessment than can
be done to determine which gravesites need to be addressed and how fo address them.
General

3. Exisfin_g Easements: ff applicable, Developer shall comply with all existing easement owner
requirements regarding any proposed development That may overlap any existing easement.
Any development proposed which overlaps or alters an existing easement should be approved
by the easement owner in writing, and a copy of that written approval should be submitted to
the City PWD prior to submission of construction plans for Gity PWD review and approval. Ali
existing easement locations and those proposed for this development shall be shown on the
final plat wifh reference to the recordation number and Grantee.

an application for Final plat or extension has been received by the City.
