staff reports, and received comments from all persons wishing to be heard ill favor of and opposed
to tlse application.

BE IT RESOLVED BY TI-IE PLANNING COMMISSION OF "CI-TE C1TY OF CENTRAL
POINT, OREGON, AS FOLLOWS:
Section 1. Criteria At~plicablc to Decision. The following chapters of the Central
Point Municipal Code apply to tl7is application:
A. Chapter 17.76, Conditional Use Peralsits
B. Chapter 17.GS, TOD Districts and Corridors;
C. Chapter 17.66, Application review process for the TOD district and corridor.
Section 2. Fil7din~s and Conclusions. The Planning Colnmissian hereby adopts by
reference all findings of fact set forth in the City staff reports, alld concludes that, except where
addressed in the conditions to approval, the application and proposal comply with the n-ecluirel7sents
of the following chapters of the Central Point Municipal Code:
A. Chapter 17.65, relating to uses, lot size, lot coverage, setback, building height and
screening in the TOD District and Corridors;
B. Chapter 17.67 relating to paving and landscaping requirements;
C. Chapter 17.65 relating to off street parking and loading facilities;
D. Chapter 17.76 relating to conditional use requirements.
Section 3. Conditional..A_.pproval. The application for site plan approval is hereby
conditionally approved, subject to the conditions set forth on Exhibit "A", which is attached hereto
and by this reference incorporated herein.

RECOMMENDED PLANNING DEPARTMENT COND~T1<ONS OF APPROVAL
This Conditional Use Permit must comply ivitfz all applicable local, state and federal
regulations.
2. The applicant shall provide the City with a copy of a shared parking agreement with an
adjacent property owner.
3. New lighting and signs will comply tivith the standards adopted for the TOD district.
