PLANNING COMMISSION RESOLUTION NO. 571 A RESOLUTION CONDITIONALLY APPROVING A SITE PLAN APPLICATION FOR THE CONSTRUCTION Oh' A DUPLEX BEHIND AN EXISTING HOUSE LOCATED AT 833 LAUREL STREET {Applicant (s): Roy and Shannon Shaw) (37 2W 02CB Tax Lot 5000) Recitals 1. This matter came before the Planning Commission for hearing on May 6, 2003, on applicant's site plan application for a two story duplex in the R-3, Residential Multiple Family District of the City. The Planning Commission reviewed the application and the City staff reports, and received comments from all persons wishing to be heard in favor of and apposed to the application. Now, therefore; BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF CENTRAL POINT, OREGON, AS FOLLOWS: Section 1. Criteria A licable to Decision. The following chapters of the Central Point Municipal Code apply to this application: A. Chapter 17.28, R-3, Residential Multiple Family District B. Chapter 17.60, General Regulations; C. Chapter 17.64, Of£ Street Parking and Loading; D. Chapter 17.72, Site Plan, Landscaping and Construction Plan Approval. Section 2. Findings and Conclusions. The Planning Commission hereby adopts by reference all findings of fact set forth in the City staffreports, and concludes that, except where addressed in the conditions to approval, the application and proposal comply with the requirements ofthe following chapters of the Central Point Municipal Code: A. Chapter 17.28, relating to uses, lot size, lot coverage, setback, building height and screening in the R-3, Residential Multiple Family district; B. Chapter 17.60 relating to paving and landscaping requirements; C. Chapter 17.64 relating to off-street parking and loading facilities; D. Chapter 17.72 relating to site plan requirements. Section 3. Conditional A~aroval. The application for site plan approval is hereby 1 -PLANNING COMMISSION RESOLUTION NO. 571 (05062003 ) conditionally approved, subject to the conditio~ls set fot-th on Exhibit "A"and "I3", which is attached hereto and by this reference incoz-poratcd herein. The approval of the site plan shall expire in one year on May ~, 2004 unless an application for a building permit or an application for extension has been received by the City. The applicant shall submit a revised site plan depicting any changes discussed and approved at the public hearing within 60 days of Planning Commission approval. 2. The project must comply with all applicable local, state and federal regulations or staff assigned conditions. 3. The applicant shall submit elevations that generally match those given to the Planning Commission at the meeting on May 6, 2003. The City will not accept building pl ans until this condition is met. 4. The applicant shall submit a landscape plan that identif es plant species, size of plants, and irrigation system. Street.
