~-~ Z.c~ `r; 7 PLANNING COMMISSION RESOLUTION NO. 576 A RESOLUTION GRANTING A REVISION TO TENTATIVE PLAN APPROVAL UNDER RESOLUTION NUMBER 566 DATED 3/ 11 /2003, FOR "REDUCTION IN NUMBER Oli RESIDENTIAL LOTS FROM 32 TO 28 IN A SUBDIVISION KNOWN AS CEDAR PARK" (Applicant (s) :Cedar Park Group, L.L.C.} (37 2W 3B, Tax Lots 700, 800 & 900) Recitals 1. Applicant(s) has/have submitted a request for a revised tentative plan approval to reduce the number of residential lots fxorn 32 to 2$ on a 5.1 acre parcel. located East of U.S. Highway 99 and South of Miller Estates, in the City of Central Point, Oregon. 2. On, June 3, 2003, the Central Point PIanning Commission conducted aduly-noticed public hearing on the application, at which time it reviewed the City staff reports and heard testimony and comments on the application. Now, therefore; BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF CENTRAL POINT, OREGON, AS FOLLOWS: Section 1. Approval Criteria. The requirements for approval of land partitions and tentative plans are set forth in CPMC Title 16 and 17, relating to informational requirements, zoning, Iat dimension, access, and similar requirements. Section 2. Findin_ and Conclusions. The Planning Commission finds and determines as follows: A. Tentative Plan Re uirements. The original application and revised tentative plan are in the correct form and contain all of the information required by CPMC 16.10. B. Area and Width of Lot. This revised subdivision in a TOD-LMR would create 28 parcels: All parcels continue to meet the minimum area and width requirements for lots in the TOD- LMR zone as set forth in CPMC 17.65, and such parcels meet the general requirements for lots contained in CPMC 16.24.050. Section 3.
